The asking price doesn’t always tell you what a property is worth.
When assessing a property for a client, we look at more than the advertised price.
We consider recent comparable sales, buyer demand, market conditions and the property’s individual features.
Before making an offer, it’s worth asking whether the comparable sales are truly similar and how the property’s condition, layout and location affect its value.

Victoria’s property sales rules are changing. What could that mean for buyers and sellers?
From 1 October 2026, new requirements will introduce greater transparency around property pricing, comparable sales and sold prices. For auctions and fixed-date sales, vendors’ reserve prices will need to be published seven days before the sale.
The changes raise some interesting questions.
Could they influence how properties are marketed?
Could they change the way buyers approach off-market opportunities?
Off-market property isn’t disappearing. However, it will be interesting to see whether the balance between public campaigns, pre-market opportunities and private sales changes over time.
For buyers, the key is still to understand the property, assess the evidence behind the price and complete proper due diligence.

For me, Sandringham offers a combination that's hard to overlook.
You have the beach and foreshore, a genuine village centre and direct train access, all within the same suburb. It's a lifestyle that brings together coastal surroundings and the convenience of everyday amenities.
However, finding the right property still comes down to understanding what matters most to you. The location, property type and surrounding streets can all influence how well a home suits your lifestyle.

Get to Know Lynda | What's something people wouldn't know about you?
You might know me for working across Melbourne's inner-ring suburbs, however you may be surprised to learn that I live about 50 minutes out of Melbourne on a rural property.
Horses have always been a big part of my life, and living rurally was something I wasn't willing to compromise on.
So I made the decision to commute into Melbourne each day to do the work I love, then return home to the rural lifestyle that's equally important to me.
It may seem like a long commute, however for me it's about having the best of both worlds.
It also reminds me that when we're making property decisions, we all have different priorities. What matters most to one person may be completely different for someone else.
What's the one thing you wouldn't compromise on when choosing where to live?

A beautiful renovation doesn't always impress us.
It can look fantastic, however we still want to know what sits underneath the surface.
When assessing a renovated property, we look at the quality of the work, compliance, layout, functionality and whether the renovation has added genuine value.
Because beautiful finishes don't automatically make a property a good purchase.
Presentation matters. However, due diligence matters more.

Some purchases are extra special and this one certainly was.
Our lovely repeat clients came back to us to help them find their next home as their family grows.
Having worked with them before, we already understood what was important to them. This time, the brief had evolved — more space for their growing family, while still finding a home and location that suited the way they wanted to live.
