I had a new listing coming to the market, and these sellers did something that every real estate agent dreams of. They kept every single record for the work done on their home from the last 24 years.
Electrical, plumbing, paint colours, major updates... they have the receipts, invoices, and timelines for literally everything. 📋🧾
Think of it like buying a used car. When a seller hands you a folder full of every oil change and maintenance record, you immediately feel more confident in the purchase. A home is no different. 🚗💨
When we went to the market, being able to broadcast that a home was meticulously cared for instantly increased its perceived value. Buyers feel safe, and safe buyers pay top dollar. 💸

Why do so many agents cost their clients by cancelling their open houses the second an offer gets conditionally accepted? 🤦♂️
Here’s the reality: 1 in 4 accepted offers end up falling apart. When an agent pulls the plug on weekend open houses, they lose all momentum. The listing sits quietly, collects dust, and if the deal crumbles, you go back on the market with added Days on Market (DOM), which can signal weakness and desperation to future buyers.
Instead, we keep the foot on the gas! ⛽️
Hosting open houses while conditionally sold does two massive things:
1️⃣ Generates potential backup offers.
2️⃣ Puts the leverage right back in your hands.
If the current buyers try to chip away at the price over minor inspection items, you can politely tell them to pound sand 🏖️ because you have a queue of buyers waiting. Or, if they need a financing extension, you hold the cards to negotiate better terms.
Never leave money on the table. Always keep the momentum! 🔥
