Just because a home is listed at $900K doesn’t mean it’s worth $900K.
The listing price is the seller’s asking price, not a guarantee of market value. Actual value is influenced by recent comparable sales, current competition, property condition, location, and buyer demand.
That’s why looking at what similar homes have actually sold for can be more useful than simply looking at asking prices.

A Coquitlam condo tower's owners are suing the developer, and this is the allegation that stops people in their tracks. The lawsuit claims the elevators in this 49 story building are rattling, shaking, and free falling. Nothing here is proven yet, but if you're picturing a presale in a highrise, this is worth watching.

Buyers are still sitting on their hands, even with more homes to choose from and softer prices. And this is on top of an already slow August last year.
1,869 homes sold in Metro Vancouver in August, down 4.6% from a year that was already a record low, and 20.7% below the 10 year average
15,798 homes on the market right now, down slightly from last year but still 26.2% above the 10 year average
Detached: 557 sales, down 3.1%, benchmark $1,799,400
Condos: 891 sales, down 6.8%, benchmark $686,200
Townhomes: 412 sales, up 0.7%, benchmark $1,028,800
Lots of selection and lower prices usually bring buyers out, but that is not happening yet.

A good agent can’t guarantee that your property will sell quickly.
What they can do is help position it correctly through accurate pricing, effective marketing, and a strategy based on current market conditions.
Buyer demand, competition, and the overall market still play a major role.
The right agent can influence the strategy, but the market determines the response.
Most home buyers don’t realize this: your income isn’t the only thing that determines how much home you can afford.
Online calculators are an OK starting point, but they're just that, a start. Talking to a professional who understands how to work through your budget, and ultimately get you a real pre-approval so that you know your budget is the smartest way to move forward.
The last thing you want to do is fall in love with a home that you can't actually afford.

Before hiring an agent to sell your home, there are three important questions to ask:
Who is the most likely buyer for my home?
What have comparable properties sold for in the last 30–60 days?
How do we make sure our home is a buyer's first choice?
A strong agent should be able to answer these questions with current market data and a clear strategy.
If they answer with guesswork or "we will do lots of marketing"... they're probably not the right agent for you.
