So the market is beginning to balance. Definitely not softening. All is well. Over 1000 listings but not even half that would be needed for a balanced market.

Less mayhem, more days on market and normalcy. Sellers, don’t fall into the race to the bottom to account for longer DOM.

Over 1000 listings in Saskatoon as of right now (Oct 5 2026). 5 yr bond rates at highest levels since 2007. Is the market softening? It’s beginning to balance. It’s still a strong sellers market but it is more inventory than we’ve seen in years. What does that mean? Definitely not a race to the bottom for list prices for sellers. Very likely more days on market, less bidding wars and a more balanced negotiation.

Commercial space. What’s a reasonable cap rate for commercial investors? 6% in Saskatoon. Pretty juicy compare to 3.5% in a Toronto or Vancouver.

What’s a reasonable price for commercial land inside the city? $750K-$1M per acre depending on location and traffic. Generally. Every property is unique and has its qualities.

What about reasoning or subdividing. Need an engineered drainage study, surveyors and a Geotech. To start. Slim chances. Municipal laws vary hugely.

How about financing? 1/2% to 2% out of pocket application fee just to get going. Appraisals and environmentals as well.

What’s a warehouse worth anyway? $150-$300 sq ft used generally and $300-$500 new. Theres technical and fundamental analysis involved. Several angles to consider and market factors.

They say the sweet spot in Saskatoon for homes is ‘79-‘89. Solid structural systems - often fir wood and dull basements, passive solar features were a thing, often double wall construction, plywood exteriors, solid joists and simple but effective mechanical systems. Before the garbage of poly B plumbing and the the efficiency races that can lead to moisture issues.
