Easily, the most challenging part of developing secondary suites is smoke sealing the furnace room. In some cases we drywall and tape before second furnace is installed but that’s not always possible. My solution is to frame the ceiling down to get below the majority of the pipes, vents and gas lines. Don’t get me wrong, there is still a great deal of taping and mudding in tight areas along with fire resistant caulking any small openings. It’s not fun and it’s very time consuming but 100% necessary and it’s code!
In addition, solid core doors with a sweep and self closing hinges.

June was too wet, July was a scorcher and finally the weather broke and it’s comfortable enough to work.

Secondary suite sound proofing completed here in Cochrane. One of the requirements when constructing a secondary suite is to have 150mm (6”) of fire resistant, sound dampening insulation. Roxul safe and sound is the go to for us. In addition to sound proofing insulation, we add resilient channel to create even more vibration dampening. Bringing the drywall off the floor joists decreases vibration and noise carrying.
