A month ago a man told me publicly that I was never interested in his project.
He had 55 million dollars. He wanted a two storey multi family home.
I told him I wasn't a good fit and I replied to him in the comments.

A conversation I have had more times than I can count.

Someone tells me the bank approved them for 40 million, so that is their budget.

It is not. Approval is the bank deciding what they will lend you. It says nothing about what your house costs.

On a 2,000 square foot design at standard specification, 40 million takes you to roughly 71 percent of the job. Floors are down. There is no kitchen and no way to wash in it.

Two different questions, and only one of them was answered before the money moved.

You have seen them. Driving up the East Bank, out to Diamond, all the way to Linden. Concrete walls standing for years. Roof on, no windows.

Somebody's savings are in that building.

Here is the number most people do not have when they start. Getting to roof stage is about 29 percent of the cost. The other 71 percent is everything that turns it into a home. Plumbing, electrical, kitchen, bathrooms, floors, paint, water, septic.

So a house that looks nearly finished from the road can still need most of the money.

If you are planning to build, that is the number to plan around.
