INVESTOR TIP: INSTALLMENT INVESTING (You don’t have to buy everything at once)

From my conversations with many people, I've found out that when Nigerians hear “investment” they think they need to have all the money before they can start.

₦5 million for land? “I don’t have it.”

₦10 million for a property? “Maybe next year.”

And before “next year” comes, the price may have moved again. This is where installment investing can make sense.

Installment investing simply means committing to an investment and paying for it gradually according to an agreed payment plan, instead of bringing the full amount at once.

For example, instead of waiting until you have ₦5 million before buying a plot, you may find an investment that allows you to pay ₦1 million first and complete the balance over an agreed period.

Think of it like building a house. You don't wake up on Monday and magically have the whole building standing by Tuesday. You lay the foundation, raise the walls, add the roof, then finish the rest. Money can work the same way when properly planned.

And in Nigeria today, planning matters. This is why some investors prefer not to keep waiting for the “perfect time” or for every naira to arrive before taking action.

But there is something important here:

Installment investing does not mean “pay anyhow and buy anything.”

Before committing, understand the total price, payment deadline, penalties for late payment, refund policy, documentation, and whether the price is fixed throughout the payment period. For land especially, ask questions.

What exactly am I buying?
What documents cover it?
Who owns the land?
What happens if I miss a payment?
When will my documents be processed?

A cheap installment plan can become expensive if you do not understand the agreement.

Also, don't use money meant for food, rent, school fees, emergency needs, or other important responsibilities just because you want to become an investor quickly.

The goal is not to impress people by saying, “I have bought land.”

The goal is to gradually move your money into something that can support your financial future. You don't need to eat the whole elephant in one day. Small, consistent bites can still get the job done.

YOUR ACTION STEP

This week, don't just say “I want to invest.” Put a number beside it.

Look at your monthly income and expenses and decide what you can comfortably commit toward an investment every month.

For example, if you can afford ₦100,000 monthly, don't wait until you have ₦2 million before you start asking questions. Start researching legitimate opportunities that offer structured payment plans within your capacity.

Then do these 3 things before paying anything:

1. Ask for the full payment plan.
Know the initial deposit, monthly amount, deadline and total cost.

2. Verify what you are buying.
For land, don't rely only on the agent's words. Check the ownership, title and other relevant documents.

3. Make the numbers work for you.
Don't choose an installment plan that will have you borrowing every month just to keep up.

And if you are interested in real estate, speak to a trusted professional and ask one simple question: “What can I realistically start with based on my budget?”

When you hear the word “land title,” you may immediately think of C of O, Governor’s Consent, Deed of Assignment, Gazette and Survey Plan.

But there is another important document you should understand, especially when buying land in an estate or a developing area: Layout Approval.

Think of a layout approval as the road map of a neighbourhood.

Imagine buying a plot of land and later discovering that the road you thought would pass in front of your property is actually meant to be somewhere else. Or the beautiful open space beside your plot is supposed to be a drainage channel. Worse still, the government has reserved part of the area for a road, school, hospital or another public purpose.

That is where proper planning and an approved layout become very important.

SO, WHAT EXACTLY IS LAYOUT APPROVAL?

A Layout Approval is an approval given by the relevant physical planning authority for the arrangement and use of land within a particular area.

It shows how the land has been planned and divided. It can indicate things such as:

Residential plots
Commercial areas
Roads and access routes
Drainage areas
Recreational or open spaces
Public facilities
Other areas reserved for specific purposes

In simple terms, it answers the question:

“What is this piece of land supposed to become?”

And in Nigeria, where cities are expanding quickly, planning is becoming even more important.

The Federal Government's latest National Housing Data Technical Committee reported that Nigeria's housing deficit for 2025 stood at about 14.925 million housing units. The same report pointed to rapid population growth, urbanisation, land and title constraints, and inadequate housing supply as some of the challenges facing the country.

That means more houses will have to be built, more estates will be developed and more land will change hands.

And when development increases, proper planning becomes more important.

WHY SHOULD A LAND BUYER CARE ABOUT LAYOUT APPROVAL?

This is because you are not just buying soil. You are buying a location within a planned environment.

For example, you may see an estate advertised as having 500 plots. The salesperson tells you, “This is Plot 128.”

A smart buyer should not stop at hearing “Plot 128.”

You should want to know:

Where exactly is Plot 128 on the approved layout?

What is around it?

Where are the roads?

What is the size of the plot?

Is the land residential or commercial?

Are there areas reserved for government or public infrastructure?

Does the actual allocation correspond with the approved plan?

These questions can save an investor from plenty of future headaches.

Because in real estate, “I didn't know” is usually an expensive sentence.

Layout Approval is not the same as C of O

Now, be calm and don't get confused here😊

A C of O primarily relates to the legal interest or right of occupancy over land. A layout approval, on the other hand, deals more with physical planning and how land within an area is arranged and used.

They are different things. So, if someone tells you:

“Don't worry, the estate has an approved layout, so you don't need to check anything else.”

Please don't celebrate yet.

An approved layout does not mean you should ignore the other aspects of due diligence.

You still need to investigate the root of title, ownership, survey, acquisition status and other relevant documents depending on the property and location.

The Lagos State physical planning authority, for example, states that planning processes involve checking matters such as zoning, land status and permitted use, while its planning-permit requirements include title documents and survey plans.

Ogun State also officially lists Layout Permit as one of its land and physical planning services.

Let's say you buy land in a fast-developing part of Ogun State like AVIATION CITY Opp Gateway International airport.

Today, there may be nothing around you except a few houses, uncompleted buildings and plenty of bush. You think:

“This place is empty.”

But an approved layout may tell a different story. That empty space may be marked for a road. Another portion may be commercial. Another may be reserved for recreation. Another may be for public infrastructure.

Suddenly, the “empty land” starts looking like a future neighbourhood.

That is the beauty of understanding layout. It allows you to see beyond what your eyes are showing you today.

WHAT SHOULD YOU DO BEFORE BUYING?

Don't just ask the agent:

“Is there layout approval?”

Ask to see it and verify it.

Find out which authority approved it, confirm that the document is genuine, and make sure the particular land being offered to you actually falls within the approved layout.

🚫And don't be afraid to ask questions.

A serious seller should not be offended because you want to verify the documents attached to your investment.

In Nigeria, buying land is not just about finding a good location, negotiating a good price, and transferring money to the seller.

There is another question that matters just as much:

“What document proves that this land was properly transferred to me?”

This is where a Registered Deed becomes important.

A Deed of Assignment is a legal document used to transfer an interest in land from one person to another. But signing the deed is not the end of the story. The deed should also go through the required process of stamping, consent where applicable, and registration with the relevant land registry.

Think about it like buying a car.

You can pay for the car. The seller can hand you the keys. You can even drive it home and park it in your compound.

But if the proper ownership records have not been updated, you may still have a problem when you need to prove ownership.

Land works in a similar way.

A Registered Deed gives stronger evidence that the transaction has been formally recorded in the land registry.

So, what exactly is a Registered Deed?

Simply put, it is a deed that has gone through the required registration process with the appropriate government land registry.

The registration creates an official record of the transaction.

This matters because land is not something you should own based only on what the seller tells you.

In fact, Lagos State provides processes for registering land documents, while government reforms have also made provisions for obtaining certified copies of title documents from land registry systems.

And there is an important distinction many first-time buyers miss:

A signed Deed of Assignment is not automatically the same thing as a Registered Deed.

The deed may have been signed between the buyer and seller, but registration is what formally records the transaction with the relevant authority. Depending on the title and location, other steps such as Governor's Consent may also be required.

Why should YOU care about this today?

Because land is becoming more expensive, while the economy is making every naira more important.

Nigeria's National Bureau of Statistics reported real GDP growth of 3.89% year-on-year in Q1 2026, while construction contributed 4.85% to real GDP during the quarter.

At the same time, inflation remains a serious issue for ordinary Nigerians. The NBS currently reports headline inflation around 15.43% under its rebased CPI series.

What does this have to do with land?

Everything.

When money loses purchasing power, people naturally look for assets that can preserve and potentially increase their wealth. Land is one of those assets.

But owning land is not enough. You must be able to prove your ownership.

Imagine buying a ₦10 million plot today and discovering five years later that the same property is being claimed by another person because your documentation was never properly perfected.

That is the kind of story that can turn a beautiful investment into a very expensive headache.

A Registered Deed can also make future transactions easier

Suppose you buy a piece of land today and, after several years, the area develops.

A new road comes in. Businesses arrive. Houses start going up. The land that was once considered “far away” suddenly becomes attractive.

Now you want to sell.

The buyer's lawyer will not simply ask, “How much are you selling?”

They will ask:

“Show me your documents.”

That is where proper documentation becomes valuable.

A registered document helps create a clearer trail showing how the interest in the property moved from the previous owner to you.

It is like keeping receipts for everything you have ever bought. You may not need them every day, but when someone asks, “Can you prove this belongs to you?”, you will be glad you kept them.

BUT DON'T MAKE ONE COMMON MISTAKE

Do not hear “Registered Deed” and assume that every property with a deed is automatically safe.

No.

You still need proper due diligence.

You need to know the root of title, confirm that the seller actually has the right to sell, check whether the land is under government acquisition, verify the survey and boundaries, and understand what additional perfection steps are required.

The Lagos State land system, for example, provides services for land information, regularisation and title processing, showing how important formal verification and title perfection are in property ownership.

So before you pay for land, don't just ask:

“Does this property have a Deed of Assignment?”

Ask:

“Is the deed properly executed, stamped, consented to where required, and registered?”

That small difference can save you from a very big problem.

Because in Nigerian real estate, the land may be physically yours, but your documentation is what helps you prove it legally.

And when you are investing your hard-earned money, you don't want to be the person saying, “But the seller told me everything was fine.”
