Recessed joinery has become a defining feature of contemporary architecture, and one that is increasingly specified. Aro recesses aluminium window and door joinery back to the framing line, so it sits flush with the framing rather than proud of the cladding. The result is a deeper, more deliberate shadow line, and a shorter aluminium heat-loss path around the opening.

Recessed windows are becoming more common. H1 insulation requirements have tightened, and rating tools like Green Star and Homestar bring more scrutiny to junction and reveal detailing. Aro gives you a more considered reveal than a standard proud-set window, resolved in the detail rather than on site.

On a Wainui hillside once thick with kauri forest, timber still does the talking.

The Palliser Downs showhome by , built in partnership with , looks out over hills that run past the horizon. A vertical shiplap cladding in JSC Taxon®, coated in JSC Coda® Maple, runs the length of the façade, while Western Red Cedar frames the fascia and soffit lines in a deeper tone, tracing gabled rooflines that rise and fall like the land beneath them.

Cross the threshold and the material doesn't change. The same Taxon returns in the entry, climbs the gable wall of the main living area beneath its vaulted ceiling, and lines the primary bedroom in JSC Coda® Caliaby, softening the grain without erasing it.

Two finishes, one species, one continuous line of timber from the front door to the last room in the house.

Balancing openness with privacy, this home features seamless indoor-outdoor flow and a refined material palette. The use of MicroPro® treated Radiata Pine in a Vertical shiplap profile, finished in JSC Coda Caliaby, creates a soft, modern exterior.

Inside, Scandinavian industrial influences come through in polished concrete floors, black joinery, walnut cabinetry, and light-filled spaces keeping a warm, grounded feel.

Vertical shiplap cladding in TMT Taiga, finished in JSC Coda Silver Fox, introduces depth and contrast against crisp white walls, giving the façades a clear, structured rhythm. Each home is oriented to capture views across the neighbouring golf course while maintaining privacy.
