What you may not realise when building or renovating is that a preliminary agreement is often optional.

It gives your builder dedicated time to properly investigate the existing home, carry out further due diligence and identify potential issues before preparing a fixed-price quote.

The first image is a real example from a Waiheke home, where significant structural decay was hidden behind the existing cladding.

Look properly. Price accurately. Avoid surprises.

Did you know this fun fact about sheep’s wool?

Sheep’s wool insulation naturally absorbs moisture from the air and releases a small amount of heat as it does so. This helps regulate humidity while its insulating properties help keep your home warm and comfortable in winter and cooler in summer.

Nature’s very own climate regulator. 🐑🏡

Have you noticed that many new builds are becoming more and more square, with traditional eaves getting smaller or disappearing altogether? 🏠

Here’s why we love eaves and why we recommend them:

1. Weather protection
Eaves help keep rain off your walls, windows and doors.

2. Shade
They help reduce direct sun exposure and keep your home cooler in summer.

3. Protect your cladding
Less exposure to rain helps keep exterior walls drier and better protected.

4. Longevity
Good design should protect your home from the elements and help it last.

5. They look great
Eaves add depth, character and timeless appeal to a home.

Sometimes the traditional details are worth keeping.

We’ve been using Pro Clima building wrap on our recent projects and have been impressed.

With up to 180 days of UV exposure, it offers far more flexibility than many conventional wraps. It feels tougher, we’ve found it sheds water better on site, and it’s vapour permeable, helping the wall system dry.

The best analogy? Standard wrap is like a cheap raincoat. Pro Clima feels more like quality alpine gear, built for tougher conditions.

On humid Waiheke, that’s the kind of performance we want in the buildings we deliver and what we recommend to clients planning their renovation or new build.

What if we told you one-quarter of your home's heat could be disappearing through your walls? 👀

The right insulation helps keep warmth in, energy costs down, and your home comfortable all season long.

Quality today means fewer problems tomorrow.

A healthy home starts with the little things. 🌿

Natural light, fresh air, and thoughtful design can make all the difference in creating a space that feels comfortable, balanced, and built for everyday living.

Because the best homes don't just look good; they feel good to live in.

Replacing a roof is a significant investment. That is well known, however what isn’t always understood is the difference between meeting the minimum standard and making choices that improve your home for years to come.

A cavity system, like the one being installed here on one of our recent Waiheke builds, improves airflow, helps manage moisture, and supports the long-term performance of your roof.

These are often considered “optional extras”, or worse, they’re not even presented to homeowners as an option. In our view, they should be part of the standard.

We believe homes that breathe better perform better, and are better to live in for you and your family.

Is your home protected where it matters most? 🏠

Most homeowners don't think about what's behind their walls until it's too late. A properly installed cavity system is the unsung hero of a durable, healthy home, managing moisture before it can cause serious damage.

For Waiheke homes especially, coastal conditions make this non-negotiable. Whether you're recladding, replacing windows, or planning a renovation, now is the time to get it right.

Don't let small gaps become costly repairs. Ask your builder the right questions before the walls close up again.

That musty smell isn't just unpleasant, it could be a sign something is quietly destroying your home. 😶

Mould doesn't wait to be noticed. In Waiheke's humid coastal climate, the conditions for mould growth are present year-round and by the time it's visible, the damage behind your walls is often already serious.

If you can smell it, see it, or suspect it, don't wait. The sooner it's addressed, the less invasive and expensive the fix.
