A city doesn’t become a major destination
just because it builds more buildings.
It needs places where people actually want
to live, work, meet and spend time.
That’s why Al Khuwair Downtown is worth watching.
The project is planned as a 1.6 million sqm waterfront regeneration
in the heart of Muscat,
combining residential, offices, hotels, retail, dining, wellness and cultural spaces.
The scale is significant:
7,500+ planned units.
18,000+ jobs.
Six planned hotels with around 2,200 rooms.
Landmark towers reaching up to 180 metres.
And a total investment figure of OMR 500.5 million.
But here's what I find more interesting than the numbers.
The project is being designed around how people move and interact with the city.
Water taxis.
A canal walk.
Marinas.
Cycling networks.
Walkable, shaded streets.
Public spaces.
Light rail and BRT connections.
This is more than a real estate project.
It’s an attempt to create a new urban centre for Muscat.
