Construction cost isn't simply the price of materials plus labor.
Behind every project are also:

And of course, the actual materials and labor.
That's why comparing contractors based only on the lowest quotation can be misleading.
The better question is:
"Ano ang included sa presyo?"
A properly planned project should make the scope, specifications and costing clear from the beginning.

“Free design” sounds good, di ba? Pero… libre nga ba talaga? 👀
Kapag nagpapagawa tayo ng bahay, minsan ang unang tinitingnan natin ay “Magkano?” Kaya kapag may nag-offer ng free design, parang malaking tipid agad.
Pero magandang itanong: Ano ba talaga ang kasama?
Ang design ay hindi lang pagguhit ng floor plan. Kasama dito ang planning, drawings, revisions, details, at mga technical decisions na makakaapekto sa magiging construction ng bahay.
At kung “free design” siya dahil kasama sa construction package, hindi ibig sabihin na wala itong value. Possible na kasama lang sa overall cost ang design.
Kaya bago tayo mag-decide dahil lang sa “free design,” alamin muna kung ano talaga ang inclusions.
Kasi sa pagpapagawa ng bahay, hindi lang dapat mura ang tinitingnan. Dapat malinaw kung saan napupunta ang pera mo.
Good design can help prevent mistakes, unnecessary gastos, at rework.
Sa huli, mas okay ang maayos na plano bago simulan ang construction. 🏠
