🪵 A finger-jointed stud that actually failed? Well, that got our attention. 👀

Finger-jointed lumber is made by joining shorter pieces of wood together and can be perfectly suitable when manufactured and used for its intended application. Here, though, the stud has visibly separated at one of those joints.

Framing is one of those areas where the details matter. A failed component like this deserves further evaluation to determine why it separated and what correction is appropriate.

💦 Well... we found where the dishwasher water is going. 😅

A dishwasher should make cleanup easier, not leave you with another mess to clean up. During this inspection, operation of the dishwasher revealed significant water leaking across the kitchen floor.

Leaks like this can damage flooring, cabinets, and nearby materials if they go unnoticed. It’s a pretty clear example of why we actually operate accessible appliances during an inspection instead of simply checking that they’re there.

⚡ We’ve seen plenty of electrical connections, but this one definitely stands out. 😅

Electrical panels can hide a lot behind the cover, which is exactly why we take a closer look at accessible components during an inspection. Sometimes the unusual finds are the ones that make you look twice!

💧 28.3%... are we setting crawlspace records today? 😅

Our moisture meter picked up a seriously elevated reading during this crawlspace inspection. High moisture levels in wood can create conditions that contribute to fungal growth, wood deterioration, and other problems if the underlying moisture source isn’t addressed.

Crawlspaces are easy to forget about because they’re out of sight, but moisture problems down there can affect much more than the space beneath your home. This is exactly why we get in there and take a closer look!

We spotted this spider hanging out on the framing during a new construction inspection. Open framing gives us a great opportunity to look closely at the structure before everything gets covered up, but apparently, it also gives the local wildlife a chance to inspect us back.

At this rate, the homeowner may need to add “spider relocation” to the pre-move-in checklist. 😂

🦵 Never skip leg day...

This elevated deck caught our attention because proper support underneath is critical to keeping the structure stable and safe. Posts, beams, footings, and connections all work together to carry the weight of the deck and everyone enjoying it.

Decks can look perfectly inviting from above, but we’re always checking what’s happening underneath too. Proper support matters!

😅 Well... we found the electrical panel. Getting to it is another story.

This panel is tucked directly behind the water heater, leaving very little room for safe access. Electrical panels need adequate working clearance so they can be inspected, serviced, and reached quickly when needed.

It’s a good reminder that accessibility matters too. You shouldn’t have to move a water heater just to reach your electrical system. ⚡

⛰️ Some inspection days come with a pretty incredible office view.

Today’s inspection took us to Soddy-Daisy, Tennessee, with the mountains providing quite the backdrop. We get to see all kinds of homes across the Southeast, but views like this never get old!

Beautiful scenery aside, we’re still focused on the details and helping our clients better understand the home in front of them. 🏡
