Something like "under a 20-minute drive from work with a yard for the dog" or "settled fast, nothing that needs work in year one." Once you have that sentence, every house you walk through gets measured against it instead of the last pretty kitchen you saw online.

It's the difference between touring ten homes to find the right one and touring three.
