Sometimes an inspection means doing more than just looking.
This week, we’re taking you behind the scenes of a shower pan flood test.
We temporarily plug the shower drain, fill the pan with water, and let it sit for roughly 30 minutes. During that time, we monitor the water level and surrounding areas for signs that the shower pan may not be holding water as intended.
A shower can look perfectly fine from the surface while still having an issue underneath. This simple test gives us another way to evaluate an area that otherwise can’t be seen.
30 minutes. A lot of peace of mind. 🔎

SERVICE SPOTLIGHT | IRRIGATION SYSTEM INSPECTIONS
An irrigation system can be easy to overlook when buying a home, but there’s more to it than simply making sure the sprinklers turn on.
When we inspect an irrigation system, we evaluate the controller, backflow prevention components when present, valves, zones, sprinkler heads, and other visible components. We operate the system, cycle through the available zones, and look for leaks, damaged components, improper operation, and other visible deficiencies.
Why does it matter? Because leaking lines, damaged sprinkler heads, malfunctioning valves, or other system issues can lead to wasted water, property damage, and unexpected repairs after you move in.
Our goal is simple: help you understand the system you’re buying and the condition it’s in.

🔎 ALL HOME INSPECTORS ARE NOT THE SAME.
We recently performed a limited inspection for a buyer who chose to use an existing home inspection report that had been completed for a previous buyer who ultimately did not purchase the property.
While performing our limited inspection, I noticed something that stood out immediately: clear evidence that the slab foundation had previously been repaired.
Out of curiosity, I pulled up the previous inspection report to see what had been documented about the repairs.
Nothing.
There was no mention of the apparent foundation repairs in the deficiencies, observations, or even the general information about the home.
This post isn’t about bashing another inspector. That’s not what we do. It’s about showing why who you hire matters and why we take our responsibility to our clients seriously.
A home inspection isn’t just about checking boxes. It’s about observing the property, recognizing what you’re looking at, documenting it, and giving the buyer as much useful information as possible so they can make an informed decision.
Could another buyer’s report be helpful? Absolutely. But it was prepared for that buyer, on that day, by that inspector. It isn’t the same thing as having your own inspection performed with your interests in mind.

Tuesday afternoon means Sherlock is back on stage, sharing another truth from the world of home inspections and real estate.
This week:
Buyer: “So the house is move-in ready, right?”
Sherlock: “It is… if your idea of move-in ready includes a to-do list, a hardware store trip, and a great attitude.” 😂
Because apparently “move-in ready” can have a pretty broad definition depending on who you ask. 🤣

Sometimes the evidence is small. What caused it may not be. 👀
This week’s find: visible termite damage around a window. The small areas of damaged wood may be easy to overlook, but findings like these can indicate termite activity and potentially more damage in areas we can’t see.
That’s why we pay attention to the little things. What looks like a few small marks on painted trim can be evidence of a much bigger issue hiding behind the surface.
