Western New York's housing market is starting to shift—and younger buyers should be paying attention.
Active inventory in the Buffalo–Cheektowaga market has increased significantly year-over-year, Erie County now has a large 65+ population, and mortgage rates have moved back above 7% nationally.
Put those trends together and the next few years could look very different from the market buyers have been navigating.
But waiting for rates to magically fall isn't a strategy.

What will build Buffalo’s next great era?
I took the boat from the Erie Canal, down the Niagara River, underneath the Peace Bridge and into Buffalo's waterfront—and it gives you an entirely different perspective on our city.
Buffalo became prosperous because generations before us recognized opportunity, embraced innovation and built for the future.
But history also showed us what happens when the world changes around you.
Today, we have another opportunity to decide what Buffalo becomes next.
What industries should we lead? What should we build? What should we preserve? And what does Buffalo need to become over the next 25 years?

Sounds backwards, right?
When rates tick up, some buyers hit pause. That can mean less competition, fewer bidding wars, and more negotiating power for the buyers who stay in the game.
