Somebody took a shortcut — running plumbing lines outside the wall and straight through the cabinets just to feed the washer and dryer.

Leaving pipes exposed inside cabinet space creates real risk — anyone reaching in could come in contact with a hot water line. Imagine a kid reaching into that cabinet and burning their hand on a hot water pipe.

This wall has to come off so the water lines can be routed correctly inside the framing.

This is why we don't cut corners. Ever.

Fresh caulking at the vanities, tub, and kitchen, along with a clean trim detail at the shower curb—small things that make a big difference in the finished feel of the space.

The plumbing vent line was capped off inside the joist space instead of running through the roof properly—which means the system wasn’t actually vented to code.

Ceiling sagging isn’t just cosmetic—it’s usually a sign the framing is under stress.

In this project, the existing 2x6 joists were spanning nearly 18 feet, causing the ceiling to deflect over time.

To correct it, we reinforced the framing with a strongback system tied into the ridge line, lifting and stabilizing the entire span.

Now the ceiling is level, properly supported, and built to hold its shape. 🛠️
