📸 Great day for Eclipse in Central Ohio!
Regional Manager Nate Thompson and Association Manager Marcus O'Neal represented Eclipse Community Management at CAI Central Ohio's networking event at Puttshack in Columbus this past week — connecting with community managers, board members, business partners, and industry leaders from across the region.
Central Ohio has been one of the fastest-growing regions in the state, and Eclipse has been growing right alongside it. From Franklin County to Delaware, Licking, Union, and beyond, we're actively investing in the market with credentialed team members, industry partnerships, and consistent CAI chapter involvement.
Why does chapter involvement matter? Because our industry runs on relationships. The professionals who show up for each other consistently are the ones who deliver the best outcomes for the communities they serve.

🇺🇸 Happy 250th, America.

Two hundred and fifty years ago today, a group of thirteen colonies declared themselves free, independent, and equal to any nation on earth. What began as a bold experiment in self-government has become the longest-running constitutional republic in human history.

At Eclipse Community Management, we serve associations across Ohio and Northern Kentucky, and we believe the American experiment lives most vibrantly in places exactly like the ones you call home. It is neighbors making decisions together. It is boards volunteering their time for the greater good. It is the quiet work of building something bigger than any one household. It is showing up for each other, disagreeing well, and finding common ground.

Today, we celebrate the country. We also celebrate the communities that make it real, one street, one neighborhood, one association at a time.

To every homeowner, every board member, every volunteer, and every neighbor across the communities we serve: thank you for the work you do. Thank you for showing up. Thank you for keeping the American experiment alive where it matters most, at home.

Wishing you a safe, joyful, and meaningful Independence Day.

🎆 From all of us at Eclipse Community Management — Happy 250th Fourth of July! 🎆

🕯️ Five years ago this week, the partial collapse of Champlain Towers South in Surfside, Florida took 98 lives in less than twelve seconds. Last week, the National Institute of Standards and Technology released its technical findings. The disaster did not begin in the early morning hours of June 24, 2021. It began three weeks earlier, when two structural connections beneath the pool deck failed silently. Nothing about the building looked different. The failure was already underway.
A $15 million repair program had been approved before the collapse. The structural work had not started. The reasons it had not started involved a familiar pattern: insufficient reserves, difficult conversations among owners, time passing. Then time ran out. This week's post on the Eclipse blog is a memorial reflection and a call to action for every condominium board:
📋 The reserve study is not just a financial document. It is a safety document.
🏗️ Deferred maintenance compounds invisibly until it doesn't.
💬 Having hard conversations with owners is essential.
The work the rest of us do, in the communities we serve, is for them.

Independence Day is one of the most predictable enforcement weekends in a community association's calendar. And this year, it is also historic. July 4, 2026 marks 250 years since the signing of the Declaration of Independence, the Semiquincentennial of American independence.
The fireworks calls will start Friday afternoon. The pool will be over capacity by Saturday morning. By Sunday, someone will be asking the board if they can really do anything about any of it.
This week's post takes the holiday weekend from the board's perspective:
✅ What Ohio law actually allows (and what associations can restrict)
✅ How Kentucky's 200-foot rule effectively limits fireworks on most condo and townhome properties
✅ Why selective enforcement makes a rule unenforceable against everyone
✅ The other Independence Day risks: grilling, pool capacity, parking, vendor coverage
✅ What boards should settle this week, before the weekend, not during it
For our homeowner readers, our colleague Windy's piece from last year remains a great resource on the safety side.

From all of us at Eclipse, wishing the communities we serve a safe and meaningful 250th Independence Day!

A question every Central Ohio board should ask their management company: does this firm have what it takes to serve our dynamic, growing region. Central Ohio is not just growing. It is growing faster than nearly every other part of the state:
📈 Franklin County is Ohio's most populous county at 1.36 million residents
📈 Delaware County has grown more than 8% since 2020
📈 Union County has grown more than 10% since 2020
📈 Licking County is absorbing major new residential development around the Intel corridor
That growth comes with rising expectations. New-construction HOAs are entering transition. Established condos are facing tighter Fannie/Freddie lender scrutiny. Insurance markets are harder. Architectural review volume is up. Boards deserve a management partner who knows the territory.
This week on the Eclipse blog, we walk through how we serve Central Ohio, the counties we operate in, and what boards in Dublin, Westerville, New Albany, Powell, Pataskala, Marysville, and across the region should expect from a firm that actually understands the market.
If you serve on a board anywhere in Central Ohio, this one's for you.
