What Goes Into an Occupied Stage?
An Occupied Stage is when the homeowner is still living in the home and most, if not all, of their furniture is still in place. Rather than bringing in an entire home of staging inventory, we work with what the homeowner already owns and bring in carefully selected pieces from our inventory to complement their furnishings and create a cohesive, market-ready home.
Occupied staging can actually be one of the trickiest types of staging because we’re blending two styles together. Homeowners may have furniture, artwork, lighting, or décor that is dated, oversized, or simply not ideal for photography and resale. Our job is to make it all work together beautifully.
Step 1: Staging Consultation
Every occupied stage begins with a Staging Consultation.
One of our Style Leads meets with the homeowner, client, and/or Realtor and walks through the home room by room. During the consultation, we create a detailed preparation list of everything we recommend completing before staging day.
This may include but not limited to:
* Changing a paint color
* Removing certain furniture pieces
* Moving furniture from one room to another
* Removing or relocating artwork
* Decluttering and depersonalizing
* Rearranging existing furniture
* Making small cosmetic changes that will improve how the home photographs and shows
Every home is different, so the list is customized specifically for that property.
Step 2: Preparing the Home
After the consultation, SIMPLY RESTYLED becomes the point of contact for staging-related preparation questions.
We work directly alongside the homeowner/client to help them complete the preparation list and keep the process moving. If they have a question about which chair should stay, where furniture should be moved, what paint color to use, or whether something should be removed, they can come directly to us.
Step 3: Staging Day
This is when the transformation happens!
Our team arrives with staging inventory specifically selected to complement the homeowner’s existing pieces.

In an occupied stage, our job as the stager is to work with what the homeowner already has and enhance it with our own staging inventory. The goal is not to completely redesign the home—it’s to make it photograph beautifully, feel spacious and cohesive, and appeal to the largest number of potential buyers.

Long overdue… better late than never! ✨Before and After👉 Butler’s Pantry!✨
What was once a small workstation off the garage is now home to this fabulous space! We knocked down the wall between the kitchen and this room to create my dream butler’s pantry.
More storage, more function, and a whole lot more style. This transformation not only opened up the space but also gave us the perfect spot for entertaining, serving, and keeping everyday kitchen clutter out of sight. Sometimes the best rooms in a home are the ones you never knew were possible!
