You probably know your parents’ favorite restaurant.

You may know exactly how your mom takes her coffee, what your dad wants for his birthday, and which sibling is absolutely NOT allowed to organize the family vacation. 😂

But here’s a harder question:

Do you know what your parents want to happen with their home as they get older?

It’s a conversation many families never have.

We assume Mom wants to stay in the house forever.

We assume Dad would want us to sell it.

We assume the house is in the trust.

We assume one of the siblings knows where all the documents are.

We assume everyone agrees.

And sometimes, none of those assumptions are correct.

So this Trust Tuesday, I have a little homework for you.

The next time you’re together, ask:

“What do you want to happen with your home as you get older?”

You don’t have to turn Sunday dinner into an estate-planning meeting. 😂

Just start the conversation.

Maybe the answer is aging in place.

Maybe it’s downsizing.

Maybe they want the house to stay in the family.

Maybe they’ve already created an incredibly detailed plan and simply haven’t told you about it.

Whatever the answer is, knowing what THEY want gives your family somewhere to begin.

Because someday, circumstances may force these decisions.

And when that happens, having a plan can allow the family to focus less on guessing and more on taking care of one another.

The real estate market didn’t crash.

It changed.

And that distinction matters.

Buyers have more homes to choose from than they did a year ago. Sellers are competing for attention again. Interest rates are still making affordability a very real conversation.

So the question I’m asking my clients right now isn’t:

“Is this a good market?”

It’s:

“Is this market creating an opportunity for YOU?”

Maybe you’ve been waiting to move up because you were tired of competing against 10 other buyers.

Maybe you’ve been holding onto a home that no longer fits your life because your interest rate is hard to give up.

Maybe you have equity sitting in a property and you’re wondering whether it could be doing something different for your family.

Or maybe life changed, and your real estate needs changed with it.

Those are completely different conversations.

And they require completely different strategies.

This is a market where I believe the numbers matter more than the headlines.

No pressure. No generic “now is the time to buy” speech.

The Hidden Cost of Waiting:

The biggest financial mistake I see isn’t paying too much for a home.

It’s waiting too long to make a decision.

Whether it’s:

* Selling the family home after a loved one passes
* Downsizing because the house has become too much
* Purchasing before interest rates change
* Waiting to start estate planning
* Entering into homeownership because of what the news is telling you

Most people assume waiting is the “safe” choice.

Sometimes it is.

Sometimes it’s the most expensive decision they’ll make.

The right decision isn’t about moving quickly.
It’s about making an informed decision with the right information at the right time.

That’s why I believe my job isn’t simply helping people buy and sell real estate.

It’s helping people make wise decisions during life’s biggest transitions.
