International Real Estate Is Part of the RGV Story 10/05/2026

International real estate isn’t some faraway market. It’s already part of the Rio Grande Valley.

Mexico is the No. 1 country of origin for international buyers of Texas homes — and the opportunities go well beyond residential real estate.

Commercial. Investment. Land. Development. Second homes.

Here’s why the RGV is uniquely positioned at the intersection of Texas and the global market.

Fresh look, same focus.

I recently updated my branding photos as I continue building out the next chapter of my real estate business and website. Huge thanks to BD Photography for making the process easy and delivering exactly the kind of professional look I was going for.

Excited to put these to work across the site, marketing materials and everything ahead.

Got a Cash Offer for Your RGV Home? Compare Before You Sell 09/29/2026

A homeowner had a $250,000 cash offer on the table. Before accepting it, we looked at what the home could potentially sell for on the open market — and the difference was significant.

Cash offers can be convenient, but convenience can come at a price.

Before you sell, know what your home could actually be worth.

Here’s the breakdown:

Got a Cash Offer for Your RGV Home? Compare Before You Sell A cash offer can mean speed and convenience—but what could it cost you? See a real RGV seller scenario and why it pays to compare the numbers before you sell.

The Smart Home Tech We Actually Use With a Toddler and Newborn 09/28/2026

A little different from what I normally write about.

Somewhere between having our first son and bringing home our second, our house quietly turned into a parenting command center.

Nanit cameras. Alexa. Philips Hue lights. Ring cameras. eero Wi-Fi. A digital family calendar. Cameras for both kids in the cars. At last count, we had 48 devices connected to our Wi-Fi at once.

It sounds like a lot — because it is. 😂

But with a 2-year-old and a newborn, I started realizing how much of this stuff we actually use every day. Some of it helps us keep an eye on the kids. Some makes middle-of-the-night bottles easier. Some keeps a doorbell from waking a sleeping baby. And one little automated light has taught our 2-year-old that green means it’s finally time to get out of bed.

So I wrote about what we actually use, what’s been useful with two kids, and why I think the best smart-home technology is the stuff you eventually stop thinking about.

And no, none of this is sponsored. We bought all of it ourselves.

Excuse the mess in the photos. We went from one baby to two a little over a week ago. 😅

Read it here:

The Smart Home Tech We Actually Use With a Toddler and Newborn Our 2-year-old knows the green light means he can get out of bed. Our TV doubles as a baby monitor. The lights know when we're walking to the kitchen at night. And somehow 48 devices are connected to our Wi-Fi. Here’s the tech we actually use as parents.

The RGV housing market moved in two very different directions in August.

McAllen-Edinburg-Mission home sales increased 6.33% from a year ago — even as active listings climbed above 3,100 and homes took longer to sell.

Brownsville-Harlingen went the other direction. Sales fell 17.39%, but active listings also declined and housing inventory tightened from 7.7 to 6.7 months.

And when you break the numbers down by price range, the differences get even more interesting.

I dug into the latest August housing data from the Texas Real Estate Research Center and compared sales, prices, inventory and where buyers are actually purchasing homes across both markets.

Data centers are coming to the Rio Grande Valley — and the potential investment is enormous.

But what could they actually change here?

I dug into new national research and Texas data to look beyond the headlines: housing, jobs, land, electricity, water and infrastructure.

Some of the findings surprised me. Counties with data centers have generally experienced stronger home-value and employment growth — but the data does not establish that data centers caused those gains. And when you look at Texas specifically, there’s no single pattern.

With major projects proposed for the RGV, these are numbers worth watching.

I broke down the research, Texas data and seven original charts in my full analysis:

What Does It Cost to Sell a House in the Rio Grande Valley? 09/15/2026

Selling your home for $300,000 doesn’t necessarily mean you’re walking away with $300,000.

When you sell a home in the Rio Grande Valley, there can be several numbers to consider beyond the sale price — including your mortgage payoff, brokerage fees, title and closing expenses, potential seller concessions, repairs, property-tax adjustments and other transaction costs.

That’s why I like to look at estimated seller net proceeds, not just what a home might sell for.

I put together a new guide explaining some of the costs RGV homeowners should consider before selling — including how seller concessions can vary depending on a buyer’s financing and how I use estimated seller-net scenarios to help clients understand the numbers.

Thinking about selling but not ready to list yet? I’d be happy to look at your property, estimate its potential market value and prepare a few seller-net scenarios so you can see what the numbers could look like before making a decision.

RGV Home Value: How Much Is My House Worth? 09/15/2026

How much is your home actually worth in today’s Rio Grande Valley market?

It’s not necessarily the number you see on an online estimator—or even the value shown by your county appraisal district.

I put together a new guide explaining what can influence a home’s potential selling price, including comparable sales, condition, location, current competition and market conditions. I also break down how a comparative market analysis can help homeowners get a better idea of where their property may fit in today’s market.

And you don’t have to be ready to sell to start understanding what your home could potentially sell for.

Read the full guide below.
