Not all roofing bids are built the same. Here's what we sometimes see on jobs where a lower bid was chosen first — and what we do on every job at Top Notch:

What Lower Bids May Skip:
✕ Old underlayment left on — not removed
✕ Rubber pipe boots reused or caulked, not replaced
✕ No drip edge, or installed on eaves only
✕ 4 or 5 nails per shingle instead of 6
✕ No ice & water barrier on the valleys
✕ No deck inspection or photos
✕ No written scope before work starts

Getting more than one roofing bid? Smart move. Here are 10 questions worth asking before you sign anything:

1. Is the estimate itemized, or just one lump number?
2. What exactly is included — tear-off, decking repair, underlayment, ventilation?
3. What manufacturer and materials will be used?
4. Is the workmanship warranty in writing, and for how long?
5. Will a permit be pulled for this job?
6. Are you licensed and insured — can I see proof?
7. Who's actually on the crew?
8. What's the plan for protecting my property during the job?
9. How are unexpected issues handled once the old roof comes off?
10. What does the final walkthrough and cleanup look like?

Not every bid answers these the same way — and that's exactly why two bids for "the same roof" can look so different on paper.
