🚨 A brand-new home came with a nearly $10,000 tax surprise—and she had no idea it was coming.

I met a homeowner who had recently purchased a new-construction home. After I mentioned that I offer complimentary property-tax consulting, she reached out to me and discovered that she owed nearly $10,000 in unpaid property taxes, with only a few months to resolve the shortage.

So, how did this happen?

Her original escrow payment had been estimated using the value of the land—not the projected value of the completed home. Once the county reassessed the property with the finished home included, she was hit with a significant tax shortage all at once.

Unfortunately, the surprise didn’t end there. Even after addressing the shortage, her monthly mortgage payment increased by more than $800 to account for the higher property taxes moving forward. She shared that if she had known the true monthly payment from the beginning, she would have chosen a different home.

Before purchasing new construction, always ask whether the property-tax estimate is based on the current land value or the projected completed value of the home. That one conversation before closing could help protect you from a five-figure surprise and hundreds of additional dollars every month.
