Just bought new construction? Don't let your builder's warranty expire quietly.

Most builder warranties cover workmanship and systems for about a year — but here in PA, there's no state law requiring a warranty at all, so what you're covered for depends entirely on your paperwork. Once that window closes, repairs that should've been the builder's problem become yours.

That's why we recommend scheduling an independent inspection around month 11, not month 12. It gives you time to document any issues, file a claim, and actually get a response before the deadline hits.

We break down what usually turns up (drywall cracks, drainage issues, HVAC imbalances, and more), plus a legal protection many PA homeowners don't know they have even without a written warranty.

If your shingles are losing granules, showing wear, or simply getting older, you may have options besides a full roof replacement.

Which would you rather pay for:
A messy $20,000+ roof replacement OR a clean roof restoration that costs a fraction of that and is backed by a 15-year warranty?
