The Dallas–Fort Worth real estate market continues to provide opportunities, but understanding where the leverage exists is becoming increasingly important.

🏠 Residential: Pricing remains relatively stable across DFW, while slower transaction activity and longer market times are giving buyers more room to negotiate. Sellers still need to be realistic about pricing, condition and competing inventory.

💰 Mortgage & Affordability: Mortgage rates have moved back above 7%, keeping the monthly payment at the center of most purchasing decisions. Seller-paid closing costs, rate buydowns and financing strategy can now be just as important as negotiating the purchase price.

📈 Investors: This is becoming a market where basis and cash flow matter more than appreciation assumptions. Value-add properties, motivated sellers, inherited properties, tired landlords and pre-foreclosure situations deserve closer attention.

🏢 Commercial: DFW industrial continues to show strong fundamentals. Office is recovering selectively, with quality assets outperforming older commodity properties. Data centers remain another major driver of land and infrastructure demand across North Texas.

⚠️ Foreclosure & Distress: Foreclosure activity is increasing, although current conditions remain well below the levels associated with the last housing crisis. Multifamily deserves particular attention, as some otherwise viable properties are facing refinancing and capital-structure pressure.

The takeaway?

DFW is not one market moving in one direction.
