Hiring contractors may look simple from the outside, but for a property management company, it requires careful oversight.
The management company is the third party coordinating the work.

We do not perform every repair ourselves, but we are responsible for finding qualified 1099 contractors, communicating the scope of work, monitoring progress, and helping ensure the job is completed correctly.

At the same time, our primary responsibility is to protect the interests of the property owner who hired us.
That means we cannot simply schedule a contractor and assume everything will go according to plan. Contractors vary in how they communicate, document their work, manage timelines, provide estimates, and operate their businesses. Even experienced contractors can miss details or experience delays.

A strong management company must stay involved throughout the process by confirming expectations, requesting updates, reviewing completed work, addressing problems, and holding vendors accountable when necessary.

The best time to address a potential issue is before the guest arrives, not after the damage has already been done.

Over the years, we have dealt with floods, fires, hurricanes, power outages, major repairs, squatters, and nearly every type of unexpected property damage imaginable. Some situations required immediate decisions. One of the fastest ways a landlord, homeowner, or management company can lose money is by hiring the wrong contractor for the job.

It’s easy to focus only on the lowest bid, especially when a repair feels urgent. But the cheapest option is not always the least expensive option in the long run.

A contractor who cuts corners, fails to communicate, uses poor materials, or does not properly diagnose the problem can turn one repair into multiple repairs.
