This week I’ve spent a few hours knocking out flooring at my west side rental, and I’m starting to see the finish line!
I’ve been getting message after message asking about this property’s availability, and I think I have the perfect candidate lined up once we get everything finished.
The kitchen and dining room flooring are now done, and I finished up one of the bedrooms the other day. Little by little, the work is coming together.
That anxious feeling of wondering when this one will be ready is finally starting to fade. There’s something satisfying about putting in the work, seeing the progress, and knowing you’re getting closer to putting a family in the home.

🏡 1529 SE Monroe is officially RENTED!
We’ve been back and forth with this one for a little while, with a few potential tenants backing out for one reason or another. But today, we finally got it rented!

There are things I love and things I don’t love about being a landlord.
I love learning new skills to keep my properties in order and saving a few dollars by doing some of the work myself. But more than anything, I love having the opportunity to serve people in my community who others have said no to.
People with evictions. People with bad credit. People with a checkered past.
I don’t believe those things tell the whole story of who someone is.
Today, I spoke with a potential renter for my West Topeka property. She shared something that had been a problem for other landlords, and when I told her that we look at the whole person and not just the issue, I think she almost cried.
Those moments mean something to me.
Now, being a landlord isn’t always easy. I don’t love when someone tries to make their emergency my emergency or calls about things they should reasonably be able to handle themselves.
But the opportunity to serve people makes the frustrations worth it.
I believe the energy we put into the world matters. The grace we give, the people we help, and the opportunities we create can bring blessings back to us in ways we can’t even fathom.
I’m grateful to be in a position to serve the community I love. ❤️

Topeka’s VFW Post 1650 will host its 11th annual ‘Women in Military Service Recognition Ceremony’ Monday October 12, at 6 p.m. ⬇️
Starting the week off with a little coop maintenance!
Today we’re laying down some fresh straw for the chickens and ducks. I already know my allergies are going to be on fire later today, but our pretty girls and guys keep us supplied with some fine eggs, so it’s all worth it.
I neglected to check the coop for the last few days, so we had a dozen eggs waiting for us this morning. Not a bad way to start the week!

Project Friday!
This week, I put a little more effort into the house project and got the v***r barrier up. It may not seem like a huge accomplishment, but when you’re slowly chipping away at a long project list, sometimes the small wins matter.
This isn’t a top tier finished project just yet. We still have some electrical work to take care of and we need to get a heater in there, but progress is progress.
Sometimes you see an opportunity to knock one small thing off the list, and you just need that little win to feel like you actually accomplished something this week.
So here’s to the small wins, the slow progress, and continuing to move forward. One project at a time. 🔨🏠

Yesterday, my buyers had their whole-home inspection, and just like we hope for with an inspection, it helped uncover some issues that may not have been visible to the naked eye.
A few of the repairs identified came in above the amount we had originally agreed to. When that happens, buyers may have the opportunity to negotiate repairs with the seller before closing or request a credit toward those additional costs.
A credit can give buyers more flexibility because they can choose who they want to complete the repairs. Sometimes, I can even help connect my clients with trusted professionals who may be able to complete the work for less.
This is one of the biggest reasons I believe a home inspection is a must when buying a home. It gives you a better understanding of what you’re purchasing, helps uncover the unseen issues, and provides documentation and credibility when negotiating repairs.
Buying a home is a big investment. My job is to help you understand what you’re buying and advocate for you throughout the process.

Lately, I’ve had this huge anxious feeling about the things on my to-do list that keep getting pushed to the back burner.
One of those projects has been my 3-bedroom, 1-bath rental. I’ve had several people reach out who are interested in making this house their next home, so today I decided it was time to stop thinking about the work and start doing it.
Today was all about major yard work and interior painting to keep moving this project forward. The goal is to have it ready by early October and, honestly, it feels good knowing I’m one step closer to having one less thing hanging over my head going into winter.
Sometimes that anxious feeling is simply your reminder that it’s time to stop putting the work off and just get it done.
Today was one of those days. So I got to work. 💪🏾

A fellow Keller Williams agent reached out while I was on vacation and asked me to co-list this property.
As soon as I got back, I got to work getting the home ready. We went live Tuesday and had an offer by Saturday!
I had to apologize to the sellers because they initially felt like I was rushing the process. Once I explained that my process with multiple offers is to sit down with my clients as soon as possible and go through each one in detail, they understood.
And once we sat down, it became even more apparent why that conversation mattered.
A contract isn’t just about the price. Inspections, closing dates, loan types, contingencies, and concessions can all make a difference. In my experience, trying to explain those differences over the phone doesn’t give my sellers the full picture. I want my clients to understand their options so we can make the best decision for their situation.
Now we’re UNDER CONTRACT and heading toward the closing table with another problem solved for a client.
