Today, it could easily be worth $500,000+.

Things I tell buyers to check during a home showing (the stuff people forget) 👀

• Does your phone work inside the house?
If it doesn’t work now, it won’t work later either.

• Stop and listen for a second
Road noise, neighbors, dogs, if you hear it today, you’ll hear it every day.

• Does the house feel hot or cold in different rooms?
That tells you how comfy it’ll really be in Texas weather.

• Do the doors and windows open and close easily?
If they stick now, they’ll drive you crazy later.

• What does the house smell like when everything is closed?
Bad smells don’t disappear, they usually come back.

• Where does the sunlight come in right now?
Good light makes a home feel better day to day.

• Turn on more than one faucet
If the water gets weak, showers won’t be fun.

• Smell the bathrooms, especially the ones no one uses much
Weird smells usually mean future problems.

• Walk through the house and notice how it feels
If it feels awkward now, it’ll feel awkward later.

• Pay attention to how you feel when you walk out
If something feels off, trust that feeling.

Buying a home isn’t just about how it looks, it’s about how it feels to live there.
