Every week I go through the homes for sale in Windermere and find the one that's earning the most buyer attention for a home its age. This week's pick stood out pretty clearly.

This home collected 122 saves and 1,126 views on Zillow. The homes we checked averaged 56 saves, so this one pulled in 116% more saves than that average. Saves and views measure attention, not tours or offers, but attention is usually the first thing that moves.

Is the Windermere housing market going to crash? 🏡
The median sale price in Windermere (34786) dropped 15% this summer, but that's not the full story.

I pulled every MLS sale from July to September 2025 and 2026:
✅ 168 homes sold, nearly matching last year's 176
✅ Price per square foot rose from $293 to $298
✅ Homes went under contract faster (32 days vs. 38)
✅ Sellers got 96.8% of asking price, the same as last year

The median fell because more smaller homes sold and fewer $3M+ estates did, not because values dropped. Windermere is cooling, not crashing.

Thank you. I know the first thing many sellers want to know right now is whether buyers have backed off because rates are above 7%. That is a fair concern.

Freddie Mac put the 30-year fixed rate at 7.28% on October 1, 2026. But in 34786, the Real Estate Data Aggregator still counted 215 pending sales for the three months ending July 31, 2026. It also found that 33.5% of homes went under contract within two weeks. So while higher rates are real, buyers are still writing offers here.

Not every home sold fast, and not every part of 34786 reads the same. If you want, comment with your neighborhood name and I can tell you whether the ZIP-wide numbers are a good fit for your area.

One home in Windermere stood out this week, and the numbers are pretty clear about it.

I looked at 101 homes for sale and tracked saves and views on Zillow for the homes we checked. This week's Deal of the Week pulled in 201 saves and 1,427 views. The homes we checked averaged 49 saves. This one came in 307% above that. Saves and views measure attention, not offers or tours, but that kind of gap is worth paying attention to.
