No amount of good brickwork, good concrete, or good finishing can fix a building that was set out incorrectly from the start. This is one of the most critical steps in construction — and one of the most rushed. Let's break it down. 👇
What is Setting Out?
Setting out is the process of transferring your building's design from paper onto the actual ground. You're marking the exact position, shape, and size of your building before any digging begins. 🗺️➡️🏗️
Think of it as drawing your building on the ground — to scale, in the right place, facing the right direction.
Why Does It Matter So Much?
❌ Wrong position = your building encroaches on a neighbour or sits outside your plot boundary
❌ Wrong dimensions = rooms come out smaller than designed
❌ Wrong angles = walls aren't square, doors and windows won't fit properly
❌ Wrong levels = drainage fails, floors slope, water enters the building
One small error at this stage multiplies across every single wall, floor, and roof that follows. 📈
How Is It Done Correctly?
1️⃣ Get Your Approved Plans
Always work from approved architectural drawings. The dimensions on those drawings are what get transferred to the ground. 📄
2️⃣ Establish a Reference Point
Start from a fixed, known point — usually a boundary peg, road edge, or existing structure. This is your anchor. ⚓
3️⃣ Set Up Profiles
Profiles are timber pegs and horizontal boards set up just outside the building area. They hold your string lines in place during excavation without being disturbed. 🪵
4️⃣ Mark the Building Lines
Stretch string lines between profiles to mark the outer edges of your walls. These lines define exactly where your foundation trenches will be dug. 🔴
5️⃣ Check Your Corners are Square
Use the 3-4-5 method — measure 3m along one wall, 4m along the other, and the diagonal between those two points must be exactly 5m. If it is, your corner is a perfect 90°. ✅
6️⃣ Check Diagonals
Measure corner to corner across the building in both directions. Both diagonals must be equal. If they're not — your building is not square. 📏
7️⃣ Mark and Verify Levels
Use a level or water level to establish a consistent datum level across the site. This controls your floor levels and drainage falls. 💧
⚠️ Setting out should never be rushed or done by eye.
Take your time here. Check. Then check again. A few extra hours at this stage can save weeks of costly corrections later. 🕐
