Porcelain vs ceramic in a bathroom isn’t a status thing. It’s a water thing. 💦

Let me explain: Porcelain is fired above 1200°C, which turns the clay almost glass. Water absorption comes in under 0.5%. Ceramic is fired lower, stays porous, and can absorb 3 to 10% water depending on the tile.

That doesn’t make ceramic bad. It makes it wrong for certain zones. Shower walls, shower floors, anywhere water sits or sprays directly, that’s porcelain territory. Ceramic is fine on a dry bathroom wall, a backsplash, anywhere water only ever touches briefly.

The mistake isn’t choosing ceramic. It’s putting it where porcelain should be, and finding out three years later when the grout starts staining and the tile starts looking tired.

Ask your supplier for the absorption rating before you tile a shower. That one number tells you if it belongs there.

Everyone’s first instinct when they want to divide a space is to frame and drywall. Permanent. Expensive. Locks you in.
But what if you need flexibility? What if you want to change it in 5 years?

Your walls are insulated. Your windows are the hole you forgot.

Every window carries one number that decides how much heat it leaks: the U-value (Uw). Lower means warmer rooms and lower bills. Single-pane glass sits around 5.0. Modern triple glazing gets down near 0.6. That is the difference between heating your street and heating your home.

But the glass is only half the story. A cheap frame drags the whole window down, triple glazing can backfire on a sunny south facade by blocking free winter heat, and even a perfect window leaks if it is fitted badly. The number on the label only counts if everything around it is right.

You googled “escape this job” and got nowhere.

Your apartment isn’t too small. The floorplan is just wasting it.

Most people blame the square meters. They move, they buy bigger, they pay more. But the size was rarely the problem. The layout was.

A good floorplan doesn’t add space. It removes friction. And most broken layouts can be fixed without touching a single wall. You move the function, not the structure.

Everyone who sees this project asks the same thing. Why not just demolish it and build new. The before was a tired timber chalet sitting low on old brick piers, right on the water, right in the flood line. Single skin, rotten boards. Easy to write off as a teardown.

But here’s what most people miss. On a plot like this you don’t get to start from a blank site. The existing building is the permission. Its footprint, its established use, its right to sit on land you would never get consent to build on from scratch today. Clear it with no plan and you can lose all of that.

So we didn’t treat the old chalet as something to get rid of. We treated it as the thing that made the whole site possible.

The new home keeps the footprint and the relationship to the river, lifts the living spaces clear of the flood risk, and opens the entire water elevation to glass. Same plot. Same right to be there. A completely different building.

The value of an old building is rarely the building. It’s everything the building lets you keep.
