Buying the wrong block costs hundreds of thousands. Finding out it is the wrong block costs a few hours and one page of numbers.
Every phase of property development has a price tag on mistakes.
Catch an error while it is still on the feasibility page, and you simply cross out the page and assess a different block.
Catch it after contracts, and you lose a deposit and the legal fees.
Catch it mid-construction, and that is the six-figure story you read about.
It is the exact same error. There are just three different price tags. The only difference is when it gets caught.
The feasibility is where wrong blocks get caught cheaply. It costs hours of attention, not money.
Almost every expensive disaster you have heard of skipped this step, rushed it, or bent the numbers to fit.

You can spend $150,000 renovating your house, and its selling price will still stop at one number: whatever the best house on your street sells for.
That is the street-price ceiling.
A valuer prices your home against recent sales of similar homes near you.
Once your house matches the best of those sales, the comparison is maxed out.
Every renovation dollar past that point buys you a nicer kitchen to live in, not a higher price to sell at.
Development plays a different trick entirely. Change the product, change the comparison.
Turn one tired house into three new townhouses, and the valuer stops comparing you with the houses on your street.
Three townhouses are priced against townhouse sales โ a different product, in a different comparison set, with its own numbers.
Renovation improves the product. Development replaces it.
If you can walk a house and see its potential, you already have the eye.
You just need to add what renovation skips: the zoning, the numbers, and the margin.

A property feasibility asks four questions:
What does it cost?
What can it become?
What will that sell for?
What if it goes wrong?

A homeowner holds one property through every boom and crash for 30 years. A developer is in and out in 18 months.
Guess which one gets called the gambler.
Risk has two dials: size and time. The 30-year owner has no exit date and no exit price.
They sell when life forces it, a retirement, a downsize, at whatever the market says that particular year. That is thirty years of exposure, with zero payment for carrying it.
A developer operates on 18 months, priced in advance.
Before a developer signs the purchase contract, the feasibility already assumes a conservative selling price. If the deal only works with a heroic sale price, the deal dies on the desk that day.
The market gets 18 months to misbehave, and its misbehaviour is already in the budget.
In the whole property chain, the developer is the only person compensated for carrying market risk. The 30-year owner carries it longer, unpaid, and calls that safety.

If a developer makes $400,000 on a single block, the immediate assumption is that someone got ripped off.
Let's run the ledger on a real deal. One block, three homes, $401,000 profit.
The seller got market price for their block, happily.
The three buyers paid fair market price for brand-new homes, happily.
The council had their rules followed to the letter.
Everyone is fine. And yet, there is $401,000 in profit.
Nobody lost it. It was created.
The block had a possibility inside it.
Three homes where one stood.
The profit is the payment for seeing that, proving it on paper, carrying 18 months of risk and coordination, and delivering it.
Development is not taking a slice of someone else's pie. It is making pie that did not exist.
Most people quietly believe every good deal has a "sucker" in it somewhere, so they stay out.
Once you see profit as engineered, not extracted, the whole industry stops looking like a casino.
