Moule Ave.

The second dwelling takes a different approach to the kitchen, with the layout opening directly towards the courtyard and allowing natural light to become part of the space.

A substantial stone island anchors the room, while the restrained white cabinetry keeps the kitchen visually quiet against the warmth of the timber flooring.

Full-height glazing extends the living space outdoors, creating a stronger connection between the kitchen, dining area and garden.

Across the two dwellings, the layouts are deliberately different each responding to its own spatial requirements while sharing the same considered approach to materiality and detail.

Going over budget doesn’t mean you have to compromise on the whole vision.

From protecting your must-haves to simplifying complex details and considering strategic substitutions, there are often smarter ways to bring costs back under control.

The key is making the right decisions early, with the right advice.

Moule avenue

Each dwelling within the project was designed with its own internal layout, giving the two homes a distinct character beyond the contrasting façades.

In this residence, the kitchen is organised around a long central island, creating a clear and efficient workspace while maintaining an open connection to the adjoining living areas.

A restrained palette of pale timber, stone and soft neutral finishes keeps the space calm and cohesive, while full-height cabinetry and integrated storage give the kitchen a clean, highly considered finish.

A functional layout, resolved through simple materials and strong proportions.

Moule Ave.

Recently completed, this dual-occupancy project is expressed through a façade that embraces contrast as both an architectural and organisational gesture.

Comprising two distinct dwellings on the one site, the design uses a restrained palette of light masonry and dark vertical cladding to give each home a clear identity, while the repeated gabled forms establish a cohesive overall composition.

The result is a considered street presence contemporary, resolved and quietly expressive in the way the two volumes sit alongside one another.

A building proposal is about more than just the final number.

Before choosing a builder, make sure you understand exactly what’s included, what’s excluded, the specifications, allowances and assumptions behind the price.

A detailed proposal gives you clarity from the start, helps you compare your options properly and can reduce unexpected costs and misunderstandings later.

Because the cheapest quote isn’t always the best value.

A major moment on site with the large window sections craned into position and installed at Barkly St.

Plenty of planning and coordination behind the scenes to make an install like this come together smoothly.

Another step closer to completion.

The little details can have a big impact on your building budget.

Fixtures and finishes like tiles, tapware, lighting, appliances and joinery can quickly add up, especially when selections haven’t been made early.

By researching your options, confirming allowances and planning your finishes upfront, you can avoid unnecessary surprises later.

A quick estimate can help you understand whether your project is on the right track, but it shouldn’t be mistaken for a construction budget.

The more detail you have, the more accurate your cost planning becomes. From quantities and materials to labour, site conditions, exclusions and allowances, understanding what’s actually included can help you avoid costly surprises later.
