South East Queensland doesn’t have a shortage of proposed development. What matters is how much of it becomes real housing.

Recent Property Council and Urbis research found the Gold Coast delivered 2,431 new apartments and townhouses in 2025, below regional targets. Around 60% of apartments expected to complete in 2028 and 2029 are considered at moderate or high risk of delay or withdrawal.

Demand can support a market, but it doesn’t deliver a building. Planning, feasibility, capital, construction costs, procurement and delivery capability ultimately decide what moves forward.

For developers working across South East Queensland, the opportunity remains significant. But the metric worth watching isn’t how much is announced. It’s how much gets built.

Development happens across feasibility models, design reviews, planning meetings, consultant workshops and hundreds of decisions made long before construction. Then you walk the site.

You see where those decisions worked, where something can be better and where the next opportunity sits. The spreadsheet might tell you whether a project works. Being on site tells you how well.

There’s a point in the delivery of a high rise where the location starts revealing itself in an entirely new way. Marine Quarter has reached it.

With height comes a different perspective across Southport, the Broadwater and the coastline beyond. Views that once existed on plans and sightline studies are becoming very real.

It’s also a reminder of something we consider long before a building rises. The value of a site isn’t contained within its boundary.

One of the hardest things to manufacture in a new development is a sense of place.

At Heritage Place, we don’t have to.

People already live here. Gardens have grown, neighbours know one another and the streets have become part of everyday life.

Stage 9 is now selling, introducing 26 new homesites into an established Morwell community rather than asking buyers to imagine what one might eventually become.

A spectacular position in Warrnambool and an opportunity we’ve been quietly working on behind the scenes.

There will be plenty to share soon. For now, we’ll leave a little to the imagination.

Sustainability in development is easy to talk about. The more important question is where it actually shows up.

For us, it’s in the decisions.

How a site is planned. What is retained. What is planted. How homes respond to their environment. The materials specified and the impact a development will have long after the construction teams leave.

We don’t see sustainability as a feature to add to a project. It should influence the thinking behind it.

That is the standard we continue to work towards across BuildCap.
