Here’s what nobody tells you about business development in property management: the win rarely goes to the best pitch. It goes to the person who’s still there when the owner is finally ready.
Most BDMs give up after two or three touchpoints. Not because they’re bad at the job, but because silence feels like a no. It usually isn’t. It’s just “not yet.”
Stamina is the skill. Consistency is the strategy. Patience is the part that hurts.

Maintenance is about half of a property manager's job. So why is it the one thing nobody trains us on?
Think about your week. Water leaks, hot water systems, roof reports, three quotes that don't match, an owner asking why the plumber charged what he did. Most PMs learn all of that by getting it wrong in front of an owner and never wanting to feel that again.
Trade Education Day exists because that's a rubbish way to learn.
You spend the day with actual trades. You ask the questions you've been too embarrassed to ask. You learn what's urgent and what can wait, what a fair quote looks like, and how to explain a repair to an owner without reading a report word for word and hoping.
We've run this for a couple of years now and the feedback is sensational!

Rather than getting frustrated at another Owner wanting to negotiate on your fee, ask yourself “why do they not see their property as high risk?”
Our portfolio averages 4.2 maintenance jobs per property per year
We also have some properties with over 20 jobs being logged per year and we are finding that maintenance in General is very easily becoming one of the most time-consuming roles.
So the question is how are you dealing with it ? Are you accepting it that it is what it is?
Are you auditing your portfolio to find out which properties are too high with maintenance and making a decision on either increasing their fees or giving them notice?
Using a Claude and Property Me integration we are quite quickly working out which properties are a concern, and this is the type of auditing you should be doing on your portfolio and business too
We are all working in such a polarising industry and this small exercise is something that every agency can do to try and bridge that gap between landlord and Tenant relationships
