AUKUS is quietly influencing the Perth property over the next decade.
$20 billion+ is going into the Henderson shipbuilding precinct and HMAS Stirling naval base. 13,000+ jobs come with it, and this workforce is moving here permanently, not flying in and out.
That's landing hardest in Rockingham, Kwinana, Cockburn and Fremantle, suburbs that were already tight on supply.
Swipe (or save this) if you're weighing up Perth's southern suburbs. It's not a reason to rush, it's a reason to get the timing and suburb right.

Straight from REIWA. Ranked by median house price, cheapest to less-cheap.
Why we’re posting it:
→ “Where can I actually afford right now” is one of the first questions we get
→ Cheapest on paper isn’t always the smartest buy
→ Note: We’re a buyer’s advocate, not a financial adviser
A few things worth knowing before you share:
Data is from REIWA - 12 months to Jul/Aug 2026
Perth Metro median sits at $950k.
Every suburb here is 17–28% below that
These medians move monthly. Don’t be quoting this list at Christmas
Affordable ≠ good investment. Growth, rental demand and buyer competition matter more than entry price alone

Buy or build?
It's not just a lifestyle call, it's a numbers one.
Established homes give you certainty: land, location, a price you can lock in today.
New builds give you customisation, a warranty, and since the May 2026 tax changes, a real edge for investors.
Break down the pros, the cons, and the financial mechanics behind each, swipe through to see how the two actually compare.
Most of our clients end up buying established. But the right call depends on your budget, your timeline, and what you're actually trying to achieve.

Perth’s Top 20 Primary Schools
Not our list.
Not our methodology.
Just data from schoolrank.com.au that comes up in buyer conversations.
Why we’re posting it:
→ We’re a buyer’s advocate, not an education advisor
→ Catchments are one of the first things buyers ask us about
→ School zone can move a property’s value more than the house itself
A few things worth knowing before you screenshot this:
This is a third-party composite score (academic results, growth, wellbeing, programs, value)
Data is based on 2024–2025 results
Ranking ≠ “best fit” for your kid. Cohort, enrolment requirements and catchment all matter more than a number on a list
If you’re buying with a school zone in mind, that’s exactly the kind of thing we help sort through

Perth’s Suburbs with the highest social-housing.
Willagee sits at 17.4% social housing, the highest ratio of any Perth metro suburb. Median price: $1.08m.
Hilton in Fremantle is similar. 12.6% social housing, and the highest median on this list at $1.226m.
If you’re picturing “high social housing” as code for “cheap suburb,” the data doesn’t back that up. Location and land value still do most of the work, regardless of housing mix.
Suburbs on this list (Perth metro):
Willagee (Melville) — 17.4% — $1.08m
Hilton (Fremantle) — 12.6% — $1,226,250
Redcliffe (Belmont) — 12.5% — $915,000
Mirrabooka (Stirling) — 12.3% — $808,000
Bentley (Canning) — 11.8% — $800,000
Koondoola (Wanneroo) — 11.5% — $767,500
Coolbellup (Cockburn) — 11.2% — $930,000
Midvale (Swan) — 10.7% — $750,000

Helping clients save time and feel confident in their property decisions is what it’s all about.
Really appreciate the kind words and the trust throughout the process. It was a pleasure helping you find the right property and making the journey as straightforward as possible.
Choosing where to live in Perth often starts with one question: “Which schools should we be looking at?”
But finding the right home isn't simply about finding a suburb with a good reputation.
You need to consider:
School catchment boundaries
The right property within the zone
Your budget and what it realistically buys
Commute times and family lifestyle
Public, private and selective-school options
How the location may perform long term
Being close to a great school doesn't necessarily mean you're in the catchment.
One street can make the difference.
If you're relocating to Perth or buying a family home with schools high on the priority list, getting the suburb and property strategy right from the beginning can save you a lot of time, money and frustration.
Don't just buy the house. Buy into the right location for your family.

⭐⭐⭐⭐⭐ Another 5-star result!
Buying interstate while working FIFO isn't easy, especially when you can't get to inspections yourself. It's exactly where I love adding value: walking through every property in person, filming honest video walkthroughs, and making sure nothing got the green light unless it truly ticked the boxes.
The result? We found the right property and secured it at a great price with support all the way through to keys in hand and beyond settlement.
Thank you for the trust and the kind words!
