📊 Has Perth's property market reached a turning point?

After several years of rapid growth, Perth's property market is transitioning towards more balanced conditions.

According to the latest REIWA data, active listings for sale remained above 6,000 in July, while the time taken to sell a home increased. Consumer sentiment has played a major role in this shift, with interest rate rises, cost of living pressures and broader economic uncertainty leading many buyers to take a more cautious approach.

The good news? Property prices continued to rise in July:
🏡 Median house sale price increased 2.2% to $950,000 — 18.0% higher than a year ago.
🏢 Median unit sale price increased 1.6% to $681,000 — 22.7% higher than a year ago.

REIWA expects property prices to continue recording growth over the year, although at a softer pace than previously seen. Sellers should also be aware that buyers now have more choice, more time and greater negotiating power than they have had in recent years.

📊 Could Perth’s median house price reach $1 million by the end of 2026?

According to REIWA’s latest Quarterly Property Market Update, Perth’s property market continues to show resilience, with median sale prices increasing despite a softening in market conditions.

🏡 At the end of June 2026:
✔️ Perth’s median house sale price reached $938,000.
✔️ The median unit sale price increased to $675,000.
✔️ If median house prices grow by a further 5% over the next six months, Perth could be just shy of the $1 million milestone by year-end.

The report also highlights:
📈 Listings have returned to longer-term averages.
🏠 Demand has eased, with some investors and first home buyers taking a step back.
📍 WA’s strong economy and continued population growth are still supporting housing demand.
💰 Perth’s rental market remained relatively stable, with the median weekly house rent at $750 and the median weekly unit rent at $700.
🌿 Several regional WA centres are also forecast to record strong growth throughout 2026.

While conditions have become more balanced, REIWA expects median sale prices to continue increasing over the remainder of the year, although at a slower pace than earlier in 2026.
