Variations are where budgets bleed, and variations come from decisions made while trades are standing on site waiting.

Almost all of it is avoidable when the design is resolved before construction starts. It’s the single biggest budget protection in a Perth renovation.

Banded curtains are the kind of detail I hold out for the right room to use. We saved them for the formal rooms, the spaces that could carry them.

The wall you wake up facing matters more than most people give it credit for. In this Marmion bedroom, the dark timber panelling and integrated headboard were designed together as one piece of joinery, not assembled from separate furniture. That is the difference between a room that holds together and one that just has nice things in it.

Not every home needs a full renovation. This one needed the carpet gone, the walls freshened, better lighting, and furniture chosen with the whole room in mind. The bones were already there.

This is what a living room wall looks like before and after the joinery arrives. Raw plaster, wiring, and builder’s markings become a wall of dark timber cabinetry that houses the television, conceals the cables, and anchors the entire room. That transformation only happens when the joinery is designed as architecture, not as furniture.
