The lowest rate isn’t always the best strategy.

If your goal is to build a property portfolio, it’s about more than rate. It’s about structure, borrowing capacity and maximising your equity.

Sometimes the right lender can mean an extra $200k–$300k in borrowing capacity or significantly more usable equity.

I look at the bigger picture: Where are you now, and where do you want to go?

Build the portfolio. Build the equity. Build the passive income. Then we can look at refinancing and reducing the rate.

Such a buyer’s market right now!

Two clients today had offers accepted, both upgrading into their new homes and turning their existing homes into investment properties.

This is a strategy I’m seeing more and more investors use.

Yes, negative gearing can be a great benefit, but it’s not the only reason to invest. Long-term wealth is built through capital growth.

There are some great buying opportunities out there right now. Sometimes it’s about looking at the bigger picture and making your move when the opportunity is there.
