β±οΈ Every week your property sits vacant is a week of return you don't get back.
Across Perth, homes leased in a median of 15 days during August. If yours is taking noticeably longer than that, or if you've never checked, it's worth understanding why.
Pricing is usually the answer. Set the rent too high and the property sits empty. Set it too low and you leave money on the table every week of the lease.
PPM's exclusive Rental Market Assessment benchmarks your weekly rent against your property's true market value, drawing on market, economic and social data rather than a rule of thumb π
π‘ Residential and commercial
πΈ Free of charge
π€ No obligation
We're confident enough in our service to back it, too. If you're not 100% satisfied in the first 60 days, we'll release you from your management authority at no additional cost.

π‘ Negative gearing changes: why Perth investors shouldn't panic
The recent Federal Budget put negative gearing and capital gains tax back in the headlines, and if you own an investment property, the coverage has probably given you pause. That's entirely understandable.
Before making any major decisions, it's worth understanding what the changes actually mean for you. For many existing property owners, the impact may be considerably less immediate than the media coverage suggests.
Our blog sets out what you actually need to know π

π Perth rental market update
REIWA's latest figures are out, and for anyone who owns a rental property in Perth the leasing story remains strong π‘
β±οΈ Homes leased in a median of 15 days during August, a day faster than July and a day faster than August 2025
π Just 2,085 rental properties were available at the end of August, down 4% on July and down 6.6% on the same time last year
π REIWA reports rental vacancies are still being filled in around two weeks
REIWA President Suzanne Brown noted that active rental listings remain low, with no noteworthy increase in new listings and therefore no significant change in supply. Demand for rental properties continues to be strong.
For owners, that means a well-priced, well-presented property should still lease quickly. The question worth asking is whether yours is priced where the market actually sits.

π€ Is your rental property actually earning what it's worth?
We hear it too often. Rents set below market value, leaving owners short on returns for years without realising it.
That's why PPM offers an exclusive Rental Market Assessment. It's not a standard rental appraisal π
What makes it different:
π Benchmarks your weekly rent against your property's true market value
π Draws on market, economic and social conditions plus historical and financial data
π Projects future rent rises in line with inflation and interest rate forecasts
π‘ Available for both residential and commercial properties
β
Free of charge, with no obligation
Whether you want to align your rent with the market, protect your returns or simply future-proof your investment, this is the place to start.

π Back-to-back national champions.
Perth Property Management has taken home 2026 Commercial Property Manager of the Year at the REIA National Awards for Excellence, making it two years running.
Director of Commercial Property Management Vaughan Copping accepted the award on behalf of the team at the ceremony on 25 May. It's PPM's fourth consecutive major commercial title:
π₯ 2024 REIWA Commercial Property Manager of the Year
π₯ 2025 REIWA Commercial Property Manager of the Year
π₯ 2025 REIA National Commercial Property Manager of the Year
π₯ 2026 REIA National Commercial Property Manager of the Year
Two state titles. Two national titles. Back-to-back at both levels π¦πΊ
REIWA President Suzanne Brown called it an exceptional result, pointing to Vaughan's commitment to continuous improvement and to mentoring others to lift standards across the sector.
WA claimed four of the 20 national categories on the night, which says plenty about where this state's industry sits nationally.

π Which Perth suburbs delivered for landlords in 2025-26?
REIWA has published its end-of-financial-year rental wrap, and the suburb-level detail is worth a look if you own a Perth investment property, or are weighing one up.
A few standouts:
π° Cannington and Bullsbrook topped house rental yields at 5.0%
π’ Beckenham led the unit market with a 6.6% yield
π Dalkeith recorded the largest jump in median house rent, up 27.8% to $1,725 a week
ποΈ Applecross led units for growth, up 25.0% to $875
β±οΈ Cockburn Central was the fastest leasing suburb for houses at a median of 10 days. Shenton Park led units at nine days
Worth remembering these are suburb medians, not individual properties. What your property should be achieving depends on its type, its condition and how it's managed.

π‘ Thinking about selling your Perth investment property?
Before you decide, it's worth looking at what the rental market is actually doing.
Perth's median weekly house rent reached a record $750 at the end of the financial year, up 9.5% over 12 months. Properties are still leasing in a little over two weeks. And WA recorded the strongest population growth of any state or territory in the year to December 2025, demand that lands in the rental market first.
Our blog sets out why holding is likely the stronger position for most Perth investors: the long-term rental growth data, the supply and demand picture, and how property compares to more volatile asset classes.
