From the street main to the building line. We are starting to build again!

The wooden boxes mark the sanitary coming in from the street. The stake sits a metre off the building footing so crews can excavate for the building and the sewer hookup without hitting the line.

Most people see a new apartment building and stop there. At Clapperton Village the building is only half the plan.

This is the landscape schematic design for the nine addresses that make up the village in Barrie, Ontario. Each one has a job:

150 Clapperton: open air kitchen and playground
148 Clapperton: dining and resting areas with a firepit
149 Clapperton: spa
143 Clapperton: yoga and play
88 Peel: community garden and outdoor gym
78 Peel: bocce
118 Peel: off leash park
145 Clapperton and 31 Grove St E: parking, with a rain garden buffer and permeable paving

A few things we care about in this plan. Permeable paving instead of runoff. Existing trees rated fair to good stay in the ground, per the arborist report. The furniture, play structures and fire features are all specified from Ontario suppliers.

Phase One at 145 Clapperton is built and tenants are in. This is what ties the rest of the block into a neighbourhood people can actually spend time in.

Six stages. One building. This is how 145 Clapperton St went from an empty lot to ten occupied homes.

A development project does not happen all at once. Every stage has a job, and skipping one is how projects stall. Here is the roadmap the way SDG actually runs it:

01 Concept. A lot in a neighbourhood that needs more housing than a single house delivers.

02 Feasibility. Boots on the ground. Geotechnical testing, site conditions, what the ground can carry and what the numbers can carry.

03 Design and Approvals. Drawings on the table, permits in motion, the version of the building the city will say yes to.

04 Financing. Capital lined up before the first shovel. The stage no one photographs and no project skips.

05 Construction. Framing, cladding, site walks every week. This is where the plan meets the weather.

06 Stabilization. Doors open, first tenants moved in, the building doing what it was built to do.

Clapperton Village is now complete and leasing. It is Phase One for us, and the same six stages are already underway on what comes next.
