Beautiful finishes might catch your attention, but location is what shapes your everyday life.

Before falling in love with a home, I always encourage my buyers to think beyond the property itself.

What will your commute look like?
Does the neighbourhood fit your lifestyle?
Are there parks and pathways nearby?
What about your favourite coffee shop, restaurants, groceries, or the places you’ll actually visit every week?

Because you’re not just choosing a home. You’re choosing the life you’ll have around it.

And sometimes, the right location makes all the difference. 🤍

We talk a lot about red flags when buying a home, but there are plenty of green flags too. 👀

For me, the best ones usually aren’t trendy finishes.
They’re the things that make a home easier to live in and give you confidence that it has been cared for properly.

Good layout. Natural light. Practical storage. Maintenance. Location.
Those details tend to matter long after the excitement of move-in day.

More square footage doesn’t automatically mean a better home.
Sometimes the better choice is the smaller home in the neighbourhood you love.
Or the house with the better layout.
Or the property that leaves more room in your monthly budget to actually enjoy your life.

When buying, I always encourage my clients to look beyond the numbers.
The goal is finding the home that makes sense for you.

Calgary’s August market numbers are in, and the story continues to be very different depending on what you’re buying or selling. 🏡

According to CREB®, August saw:
• 1,660 sales, down 16% year-over-year
• 3,141 new listings, down nearly 10%
• A residential benchmark price of $569,800, relatively stable from July and 1% below last year
• Nearly 4 months of supply across the market
But the headline numbers don’t tell the whole story.

Detached and semi-detached homes remain relatively balanced, while apartment condos continue to see significantly more supply, with nearly 6 months of inventory and benchmark prices down 8% from last year.
We’re also seeing activity hold up differently across price points, with sales above $1M actually increasing compared with 2025.

What does this mean for you?

More choice doesn’t automatically mean the same opportunity in every neighbourhood or property type. Whether you’re buying or selling, understanding your specific segment of the Calgary market matters more than ever.

Before we talk bedrooms, square footage or finishes, I want to understand how you actually live.

Do you want to walk to coffee shops?
Do you have children, or are you planning in the future?
Would you rather have more space or a shorter commute?
Do you want an established neighbourhood or a newer community?
The right home looks different for everyone.

And sometimes understanding the lifestyle you want makes finding the home much easier.

One of my favourite ways to get to know Calgary has nothing to do with house hunting. 🤍

Start with coffee in Mission, spend some time along the river pathways, escape into nature at Fish Creek Park or Bowness Park, then end the day on a patio or at one of Inglewood’s local breweries.

Different neighbourhoods, different sides of the city, and a little glimpse of what everyday life here can actually feel like.

Because when you’re choosing where to live, you’re not only choosing a house. You’re choosing the life that happens around it.

And Calgary has a lot to explore. 🍁

Showings, open houses, walkthroughs, inspections, possession days… and so many calls, conversations, negotiations and little details that never make it to social media.
Because a lot of what we do happens behind the scenes.
