Here’s how it really goes: an inspector spends a few hours with the home’s major systems — roof, structure, electrical, plumbing, heating and cooling — then hands you a report of everything they noticed.
And here’s what surprises most first-time buyers: almost every inspection finds something. That’s normal. Most findings are routine maintenance notes, some are worth a conversation with the seller, and once in a while one is a genuine reason to walk away.

AI can tell you a lot about a home. Here’s what it can’t tell you:
🏠 Condition — of the home, or of the homes its price comparisons are built on
🌳 Feel — how a street actually lives at rush hour or on a Saturday morning
🏫 School catchments — one side of a street can feed a different school than the other
📍 Position — a corner lot and a spot deep in the cul-de-sac aren’t the same value
🚧 What hasn’t been announced — the empty field that’s about to become a development
And that’s not the whole list. Every neighbourhood has things you only learn by being there — or by talking to someone who has.

The Calgary market continues to shift, with both sales and new listings trending below 2025 levels.
📊 **August Highlights**
• **1,660 sales** (⬇️ 16% YoY)
• **3,141 new listings** (⬇️ nearly 10% YoY)
• **Inventory:** 6,509 units
• **Months of supply:** nearly 4 months
🔹 **Detached & Semi-Detached**
The market remains relatively balanced, with prices showing more stability due to limited supply.
🔹 **Apartments & Condos**
Nearly **6 months of supply** continues to create buyer-friendly conditions, with prices still trending downward.
💰 **Prices**
• Total residential benchmark: **$569,800**
• Similar to July
• **⬇️ 1% YoY**
📈 **One interesting trend:**
Homes priced **over $1M** are seeing stronger sales activity, mainly among detached and semi-detached homes, as buyers take advantage of improved supply.
📌 **Bottom Line:**
Calgary's market continues to be **highly segmented**. Detached homes remain relatively stable, while higher-density properties face more supply and greater price pressure. For buyers, condos offer more choice and negotiating power, while sellers need to price strategically.
