If you are interviewing a real estate agent, there are a few questions worth asking before you decide who you want representing you.
Buying or selling a home is a big financial decision, and you should feel confident about the person helping you through it.
Here are a few questions that can tell you a lot:
➜ How many buyers or sellers have you helped in this area over the past year?
➜ What will you tell me if you think I am making the wrong decision?
➜ What happens when a deal starts to go sideways?
➜ When I have a question, who will I actually be communicating with?
➜ Based on my situation, what would your strategy be?
Pay attention to the answers, but also to how the conversation feels. You want someone who knows the market, communicates clearly and is comfortable giving you advice you may not always want to hear.

Your home can look VERY different to buyers in October than it did in July.
The heat is on. It gets dark earlier. The rain starts. And suddenly buyers are noticing things they probably would not have thought twice about during the summer.

“Buy now, refinance later.”
You have probably heard that one.
And yes, refinancing might be an option if rates come down. But it should never be the plan that makes an unaffordable home suddenly feel affordable.
The better rule?
Make sure the numbers work at today’s rate.
If rates drop later and refinancing makes sense, amazing. 🙌 If they do not, you already know you can comfortably afford your home.

Nobody wakes up one morning and suddenly decides it is time to move. Usually, the idea has been building for a while through little things you barely notice.

See a home that has been sitting on the market forever and immediately think, “What’s wrong with it?” 👀
Fair question.
Sometimes there is an issue. Other times, it simply started at the wrong price and buyers moved on.
And that is where things can get interesting.
More days on market can mean a seller is more open to having a conversation about price, terms or timing.
The key is figuring out why it has not sold.
Because an overpriced home can be negotiated. A location you hate or a major property issue is a different story.
➡️ So before you automatically scroll past the listings that have been sitting awhile, take another look.

Here is a pattern I see every year. Two buyers, same budget, same goals. One decides to wait for rates to come down before doing anything. The other decides to work with the market that actually exists right now.
Six months later, the one who waited is often looking at higher prices, the same rate they were trying to avoid, and the good homes already gone. The one who moved is settled, building equity, and free to refinance if rates ever do drop. 🙌
The waiting buyer was not wrong to be cautious. They were just planning around a number nobody can promise them, instead of the things they could actually control.
Fall is a genuinely good season to be the second buyer. Less competition, more motivated sellers, more room to negotiate the parts of the deal that are truly yours to move.
