GDS. TDS. Two acronyms, one big impact on what you qualify for.
GDS (Gross Debt Service) looks at your housing costs against your income.
TDS (Total Debt Service) adds in everything else you owe, car payments, credit cards, loans.
Here's the catch: every lender interprets these ratios a little differently, and where you land can change what you're approved for. That's exactly why it pays to talk to a broker before you talk to a bank, we know how to make the numbers fit.

Some rare good news for first-time buyers.
Insured mortgages, meaning less than 20% down, used to max out at 25 year amortizations. First-time buyers can now stretch to 30, and the insured price cap has moved up to $1.5M.
Why it matters: insured deals are very sensitive to debt ratios, so a lower monthly payment can mean qualifying for more home.
