A "firm offer" and a "conditional offer" are not the same thing, and that difference could cost you thousands.
Quick breakdown:
A conditional offer means your purchase only goes through if certain things are confirmed, financing is approved, the inspection passes, the condo docs look clean. You have a window to verify. You have an exit if something is wrong.
A firm offer means none of that. You are in, no matter what comes back.
In a competitive market, some buyers feel pressure to go firm to win. Sometimes that makes sense. Often it does not.
Stanley and I have seen buyers skip the inspection to win a bidding war, then discover $40,000 in repairs the seller knew nothing about. Nobody wins in that situation.
Understanding conditions before you make an offer is not optional. It is the whole game.
