More inventory can create breathing room: but it does not replace property-specific due diligence. 🏠

According to the REALTORS® Association of Edmonton, the June 2026 reporting period recorded 8,072 homes in inventory: up 22.2% from June 2025.

For Edmonton buyers, elevated inventory may affect how you plan your offer and inspection condition:

✅ Understand the inspection-condition deadline before making an offer.
✅ Build enough time into the condition period for a thorough inspection and follow-up questions.
✅ Do not waive an inspection simply because a home appears competitive.
✅ Use the inspection condition strategically to assess costly or safety-related concerns before committing.

For sellers, practical access matters. Clear pathways, accessible mechanical systems, and reasonable scheduling flexibility can help the inspection proceed efficiently and avoid unnecessary delays.

Market conditions may influence negotiation: but the property itself determines the risk. An independent inspection helps you make a decision based on evidence, not pressure.

🏠 Buying your first home in Edmonton? Your insurance quote can change after the offer: especially when the property has older systems.

Before waiving conditions, ask an insurance broker for a property-specific quote and confirm:

• Is the older roof acceptable, and what roof-age limits apply?
• Does the electrical panel meet the insurer’s requirements?
• Could older plumbing materials, prior water damage, or a wood-burning appliance lead to conditions, exclusions, or a higher deductible?
• Is sewer-backup coverage included? What about overland-water coverage?
• Are upgrades required before coverage begins: or is coverage unavailable?

Insurers set their own eligibility requirements. A home inspection does not determine insurability, but inspection findings and seller disclosures can help you ask better questions and budget for required upgrades or coverage gaps.

For Edmonton first-time buyers, confirming insurance early can help prevent an expensive surprise after your offer is accepted.

A small leak can become a major Edmonton home emergency: especially when no one is there to catch it. 💧

Professionally installed leak sensors and an automatic whole-home water shutoff can help limit damage from:

• Burst pipes
• Failed water heaters
• Washing-machine supply hoses
• Hidden plumbing leaks

A reliable system should include:
✅ Sensors placed near high-risk fixtures and appliances
✅ Compatibility with your home’s main water shutoff
✅ Dependable battery life and connectivity
✅ Professional installation, testing, and homeowner guidance

This practical climate-resilience upgrade adds another layer of protection for your property and may support buyer confidence when you’re preparing to sell: without relying on unverified promises about resale value or insurance savings.

Thinking about adding automatic water protection to your home? InspecUs can help you understand the risks and options.

Edmonton’s fall 2026 real estate market may offer buyers more choice: and more room to make thoughtful decisions. 🍂

As the season approaches, elevated inventory can create opportunities for buyers to compare properties carefully and negotiate with greater insight. For sellers, accurate pricing and strong presentation will be essential to standing out.

Whether you’re buying or selling, don’t overlook the condition of the property:

🏠 BUYERS: A pre-purchase inspection can help identify maintenance concerns, safety issues, and potential winter-related costs before you finalize a major investment.

🔎 SELLERS: A pre-listing inspection can reveal issues early, support informed pricing, and help reduce surprises during negotiations.

❄️ BEFORE EDMONTON WINTER ARRIVES: Understanding the home’s roof, foundation, drainage, heating, plumbing, and insulation can help you plan with confidence.

Market context: REALTORS® Association of Edmonton. This outlook provides general guidance and does not include specific market statistics.

🏠 FIRST HOME IN EDMONTON? YOUR APPROVAL ISN’T THE WHOLE STORY.

Before you make an offer, look beyond the purchase price. These financing and qualification factors can affect how much home you can realistically afford:

🧮 Mortgage stress test: You must qualify at a higher qualifying rate than your actual mortgage rate. This can reduce your approved borrowing amount.

🛡️ Mortgage default insurance: With less than 20% down, a CMHC-insured mortgage premium may be added to your mortgage balance.

💰 Deposit requirements: The minimum down payment may not apply in every situation. Some properties, price ranges, or lending conditions may require more equity.

🏢 Condo documents: Review the reserve fund study and meeting minutes. A weak reserve fund or upcoming special assessment can create a significant financial obligation.

🅿️ Parking and storage: These may be separate titled units or have separate costs that affect the total purchase budget.

🏦 Qualification inputs: Lenders may assess property taxes, heating, condo fees, debts, and other obligations: not just your proposed mortgage payment.

🔍 Pre-purchase inspection: Hidden moisture, structural, electrical, plumbing, or roofing concerns can lead to unexpected costs and affect your financing and offer decisions.

Know the numbers: and the condition of the property: before you commit. A thorough inspection helps Edmonton first-time buyers make an informed investment decision.

Leaving Edmonton for a summer vacation? Before you go, think beyond locking the doors and setting your lights.

A professional pre-departure inspection can help identify issues that may become expensive emergencies while you’re away: especially during summer storms.

Have these systems checked:
✅ Furnace and ventilation
✅ Water heater and visible connections
✅ Sump pump and discharge line
✅ Plumbing, supply lines and signs of moisture
✅ Smoke and carbon monoxide detectors

Then review your home insurance policy. Confirm how it addresses:
• Vacancy or unoccupied-home requirements
• Water damage and sewer backup
• Storm-related damage
• Liability coverage while you’re away
• Required check-ins or preventative measures

Before departure, document your home with dated photos of key rooms, mechanical systems and valuables. Keep the records securely stored in case you need to support a future claim.

A few hours of preparation can help protect your property, your coverage and your peace of mind while you’re away.

Edmonton’s weather can challenge your home from every direction: heavy rain, freeze-thaw cycles, drought, hail and high winds. 🌧️🏠

Climate-resilient upgrades help protect your foundation, exterior and long-term property value:

✅ Site grading: Ensure the ground slopes positively away from the foundation so rain and snowmelt do not collect beside your basement walls.

✅ Downspout extensions and rain gardens: Direct roof runoff away from the home and into landscaped areas designed to absorb heavy rainfall.

✅ Drought-tolerant landscaping: Prairie grasses, hardy shrubs, mulch and soaker systems can reduce water use while keeping your yard healthy through Edmonton’s dry periods.

✅ Durable siding and flashing: Properly installed, weather-resistant materials help defend against wind-driven rain, hail damage and moisture intrusion around windows, doors and roof edges.

These improvements do more than improve curb appeal. They reduce moisture-related risks, support a healthier structure and make your property more resilient for years to come.

Thinking about buying, selling or upgrading an Edmonton property? InspecUs can help identify visible drainage, exterior and moisture concerns before they become costly problems.

Wildfire smoke may be gone from the sky: but fine particles can remain inside your Edmonton home. 🏠🌫️

After a smoky period, focus on the surfaces and materials that trap residue:

✅ Replace disposable furnace/HVAC filters, or wash reusable filters according to the manufacturer’s instructions.
✅ Vacuum floors, upholstery, carpets, and other dust-holding surfaces using appropriate equipment.
✅ Damp-wipe hard surfaces, including walls, shelves, window tracks, and window seals.
✅ Clean vents and registers before returning them to service.
✅ Launder curtains, blankets, cushion covers, and other washable fabrics.
✅ Avoid dry dusting, which can put fine particulates back into the air.

If your home experienced heavy or prolonged smoke exposure: or if odours, dust, or irritation continue: consider a professional indoor air-quality assessment and HVAC duct evaluation.

A thorough cleanup can help your home feel cleaner, fresher, and more comfortable after smoky conditions.
