A major milestone for NERVA Energy - and an exciting step forward for building retrofits in Canada.

We’re proud to announce that Morguard Corporation, supported by the Canada Infrastructure Bank (CIB) and NERVA Energy, is advancing the newly established $145 million Morguard ReNew Fund, a portfolio-scale initiative to modernize approximately 30 residential and commercial properties across Canada.

Backed by a $100 million loan from the CIB, the program will advance deep energy retrofits, mechanical optimization and lower-carbon building solutions designed to improve performance, reduce long-term operating costs and deliver a minimum 30% reduction in emissions.

NERVA will serve as the technical and delivery partner, providing integrated engineering and implementation across participating properties.

The anticipated impact?

More than 35,000 tonnes of CO₂e eliminated annually.
Lower long-term energy and operating costs.
Modernized mechanical infrastructure.
More efficient and resilient buildings.
A scalable model for deep retrofits across Canada.

As CIB CEO Ehren Cory said:

“Delivering deep retrofits at scale takes strong collaboration between building owners, technical experts, and long-term capital. Working with Morguard and NERVA Energy, we’re accelerating deep retrofits that reduce energy use, save owners long-term operating expenses and cut emissions.”

Climate action in community housing does not always require major capital projects.

Often, the greatest impact comes from improving how existing buildings operate.

We are proud to share the completion of Make-Up Air optimization projects delivered in partnership with Peel Region and Peel Housing Corporation across eight multi-residential buildings.

The results were significant:

✔ Lower electricity demand
✔ 37% reduction in MUA-related emissions
✔ Improved resident comfort
✔ Lower operating costs
✔ Average ROI of nearly 260%

By internally sealing ductwork and re-optimizing system performance based on actual building demand, these projects eliminated substantial energy waste without major equipment replacement.

With support from Enbridge Gas and the IESO Save on Energy program, the portfolio secured more than $500,000 in utility incentives, covering up to 95% of total project costs. This enabled decisive action without competing against other critical housing priorities.
