You’ll notice in these progress photos that every square foot matters in commercial design.

As part of the transformation of LuminWay Financial's headquarters, we looked beyond aesthetics and focused on maximizing functionality. By reimagining underutilized spaces, we were able to create a workplace that better supports the team's day-to-day operations.

Two of the existing bathrooms were thoughtfully reconfigured to meet the evolving needs of the business. One bathroom was removed entirely to make room for a small private office—providing valuable workspace without expanding the building's footprint. In the second bathroom, the shower was removed to create much-needed storage, ensuring the office had practical solutions for everyday organization.

These strategic modifications demonstrate that great commercial design isn't always about adding more space—it's about making the most of the space you already have. Every decision was intentional, balancing functionality, efficiency, and the long-term needs of the client.
The result is a workspace that is not only beautiful but also designed to support productivity, flexibility, and future growth.

First impressions matter—and a reception area should tell your story before a single conversation begins.

For LuminWay Financial's new headquarters in downtown Guelph, we had the unique opportunity to transform a residential home into a professional commercial office.

While the home had been beautifully renovated just a few short years ago (by our team, no less!), converting it from a residence to a commercial office involved much more than a simple renovation. Careful planning, engineering, and compliance with commercial building regulations were essential to ensure the space met the needs of a modern business.

Our clients wanted to preserve the light, airy feel of the home while ensuring it felt like a purpose-built office—not simply an office inside a house.

To achieve this, we thoughtfully reimagined the existing open kitchen and living area, creating a welcoming reception space and a private office. The reception area became the heart of the design, setting the tone for every client who walks through the door.

To further reinforce the professional aesthetic, we incorporated a black wall system for the primary office. This contemporary architectural element provides a clean, corporate feel while complementing the home's existing character and architecture.

The result is a workspace that seamlessly blends residential warmth with commercial sophistication—preserving the building's charm while creating a functional, professional environment that reflects LuminWay Financial's vision and values.

A great lunchroom is more than a place to eat—it's where teams connect, recharge, and build culture.

One of the most rewarding transformations in this commercial project was turning a dark, outdated lunchroom into a bright, welcoming space that employees genuinely want to use.
The original space felt closed in and carried more of an evening club atmosphere than a workplace gathering space. It no longer reflected the company's culture or supported the way the team interacted throughout the day.

Our vision was to create an environment that felt light, inviting, modern, and true to the company's brand. By introducing brighter finishes, incorporating the company's colours, and improving the overall layout and lighting, we completely changed the look and feel of the space.
The result is a lunchroom designed to bring people together. Whether it's enjoying a morning coffee, sharing lunch with colleagues, or gathering for an informal team meeting, the space now encourages connection while comfortably accommodating multiple people at once.

Thoughtful workplace design extends beyond offices and boardrooms. Creating spaces where employees can relax, collaborate, and recharge is just as important as designing where they work.

Because when people enjoy the spaces they're in, it strengthens workplace culture, boosts collaboration, and creates an environment where teams can thrive.

Why site visits matter.

Great design doesn't happen behind a desk alone. It begins with understanding the space, the people who use it, and the details that can't always be captured through drawings or photographs.

Site visits allow our team to experience a space firsthand—understanding the flow, natural light, existing conditions, challenges, and opportunities that will shape the final design.
And while site photos may not always be the prettiest images you see, they are some of the most important. Many are captured during construction, in the middle of the process, when spaces are unfinished, materials are being installed, and the transformation is still underway.

These photos aren't taken for the final reveal—they are captured to document progress, communicate with clients and trades, confirm details, solve challenges, and ensure the project is moving in the right direction.

Site visits help us:
✨ Identify details that may not be visible in plans
✨ Confirm measurements and existing conditions
✨ Understand how people move through and interact with a space
✨ Collaborate with contractors and trades to keep everyone aligned
✨ Make informed decisions that improve both function and design

Every project has its own story, and being on-site allows us to understand that story before creating solutions.

The finished space is the result of countless decisions, conversations, adjustments, and moments of problem-solving that happen along the way.

Every great commercial space starts with a vision—and this project was no exception.

We're proud to showcase the transformation of a former residential home into the new headquarters for LuminWay Financial in the heart of downtown Guelph.

While the finished space feels seamless, converting a home into a functional commercial office is a complex process. Beyond thoughtful design, it requires careful planning, engineering, and coordination to ensure the building meets all applicable commercial building codes and municipal regulations.

Our goal was to preserve the character and charm of the original home while creating a professional, welcoming environment that supports LuminWay Financial's team, clients, and future growth. The result is a space that blends functionality, compliance, and timeless design.

We're excited to welcome this incredible new commercial project to our portfolio!

Every commercial space has a story, and this one was an opportunity to create a workplace that is both functional and reflective of the company's legacy.

Working alongside the team, we introduced several architectural features that transformed the space, including relocating the main staircase to improve flow, incorporating a patterned glass wall to create separation between the offices and atrium while maintaining natural light, and designing a custom coved wall and ceiling feature in the boardroom to add warmth and sophistication.

One of the most meaningful elements of the project was celebrating Roberts OnSite's deep roots in the Kitchener-Waterloo community. With their long-standing history in the region, we thoughtfully curated a feature wall showcasing project photography and community involvement. Designed to evolve over time, the display allows their story to continue growing alongside the company.

Great design goes beyond aesthetics—it's about creating spaces that reflect a company's values, celebrate its history, and inspire the people who work there every day.
