We can avoid having to dig down to existing footing levels by proposing mammoth brackets to support wood posts. This does not disrupt the original backfill and weeping tile.

Gazebos fall under the category of accessory buildings; which require building permits if the structure is larger than 10m2. Sheds are exempted from building permits if they are less than 15m2 and detached from the house.

Be careful when purchasing a gazebo or shed kit as the manufacturer is not responsible for engineering design and zoning requirements.

We had to provide a gazebo design since our client wanted a gazebo larger than 10m2 (108sq.ft)

Be sure to stain/seal your pressure treated deck, not only does it protect your investment, it really enhances the appeal.

Before doing this, ensure that the moisture content is below 15% and that your material accepts water; test by dropping water over the boards and see if it absorbs.

This project has finally come to an end.

Some of the changes involved:

- complete new electrical with service upgrade to 200amp, 2 panels (100amp each)

- complete new plumbing with service upgrade to 1” dia.

- new three zone heat pump system in unit 2

- complete new insulation

Single attempt structural design permit approved!

The walls being removed were supporting the hand framed roof though pony walls inside the attic space. Be careful when making structural assessments as not all roofs are framed in the same manner. This odd shaped roof had many load transfers that required more in depth inspection.

Legalize your secondary unit

Lately many property owners have been reported for not having rental licenses and building permits for their secondary suites.

London has enforced a 2 bedroom limit on secondary units and also put further restrictions on water fixtures resulting in the need to upgrade the water supply size.
