With inventory sitting above 3,100 homes and properties taking an average of about 49 days to sell, buyers have options and sellers are competing for attention.

No, I’m not making these up… 😂
London ON has A LOT of by-laws and there are a few you might not even realize exist.
Here are 5 that caught my attention 👇

🧊 Leaving an abandoned fridge or freezer accessible
London actually has a specific by-law dealing with abandoned refrigerators, freezers and containers. Apparently this needed its own by-law. 😂

📬 Knocking over a mailbox or garbage container
Yes, this is specifically addressed. London’s Public Nuisance By-law says you can’t knock over, or even attempt to knock over, certain mailboxes, newspaper boxes, Blue Boxes or garbage containers located on a highway.

🚪 Having a gate or door swing over the street
Your gate or door can't open or swing over a street without lawful authority. Something I definitely never thought about!

📢 Making unreasonable noise
Loud parties, music, shouting and other unreasonable noise can fall under London’s nuisance and sound rules. So maybe warn the neighbours before the next backyard party. 😂

🦌 Nuisance feeding of wildlife
London also regulates wildlife feeding when it creates certain nuisance conditions. So before you turn your backyard into the neighbourhood wildlife buffet… you might want to know the rules. 😂

It’s the neighborhood.
I notice the little things most people don't.
Are people out walking their dogs?
Are kids riding their bikes?
Do neighbors wave to each other?
Are people sitting on their front porch enjoying the evening?
These little details tell a story long before you ever step inside the house.
Some neighborhoods are full of activity and families outside enjoying the day.
Others are quieter, more private, and perfect for someone looking for peace and quiet.
Neither is better.
They're just different lifestyles.
When I'm helping my buyers, I'm not only asking...
"Do you love this house?"
I'm also asking...
"Can you picture yourself enjoying this neighborhood every single day?"
When we're touring homes, I pay attention to things like:
🏡 How busy the street is.
🚶 Whether it's walkable.
🌳 Nearby parks, trails, and schools.
🏠 How well neighboring homes are maintained.
🚲 Whether people are outside enjoying the community.
😊 The overall feeling you get the moment you arrive.
Those are the things you can't always see in listing photos...
But they can make just as much of a difference as the home itself.
That's why I always say...
Don't just buy the house. Buy the neighborhood too.
